Hello all,I've been reading the forums for years,and finally find myself needing some help,so here I am. My husband and I are looking for a rental home in southern Calvert-Lusby or south-or in the California,Leonardtown,Hollywood areas of St.Mary's. We currently have two children who are being homeschooled as an alternative to the schools available to us - Great Mills and Lexington Park Elementary. We've been looking all summer for a place,and now that school has begun,time is slipping by,especially for my oldest who would be a freshman. They need to get into school - but we have yet to find a house. We need something that would be ok with two small dogs - a pekingnese,and a chihuahua-and unfortunately our credit took a hit years ago that we are still pulling ourselves out of. No foreclosures or anything,just some credit card debt - bills that went late/unpaid,and into collections after our child was hospitalized. We have been working with a realtor but she has told us our best bet is to rent from a private individual,as our credit shuts us out of most realtor managed rentals. So if any of you know anyone,or of a place available,please let us know. I've noticed in several threads in the past about schools that people tend to get very defensive about what is a "bad" school - particularly Great Mills. How you raise your children,and where they live and are educated is a choice,and it's my preference they don't go to those schools , so please try to keep your responses on topic,and not turn this into a debate about whether these are good schools or not,or advising me to visit,and so forth. I also know that children should learn to "bloom where they are planted" but you will get a very different result planting in good soil than in sand.

You may want to check out other realtors. Find one who will work hard for a rental just like a sale. I believe it is up the the owner if your credit is "good enough." Not the realtor. I know that all renters do not have perfect credit. Also, ck out somd.com classified.. lots of rentals. Good Luck

I was working with Durkins Realty,and getting nowhere,and after hearing that they wouldn't show us any more rentals because our credit isn't good enough,I then inquired about a property through a realtor named Larry Brown. He bit my head off,telling me that he would not even approach an owner with our application with less than a 750 score. So I felt shut out,and like no one would ever get a chance to see the application,or understand our circumstances, because we are bing pre-screened by the realtors before they even get the app. Add to that the application fee for every single property - and it gets frustrating! In the private rental arena,there seems to be an attitude that if they allow pets,the place is a dump and they presume we are wanting to live in squalor. If the place is nice,and neat,no pets allowed.:jameo:

It is a shame you had to learn about Larry Brown the hard way. He managed some property for me may years ago. I would not trust him to manage any kind of rental property and I certainly would not use him or any company he is associated with to sell any property for me. Do real estate agents even have a peer review board?

We have our house up for sale or rent (in Huntingtown though) through a realtor, & it is up to the owner in regards to accepting credit checks. Don't give up hope; keep trying. This website has dome good rentals, even try realtor.com.

He was very nasty to me - I paid him the application fee,and submitted the app. He then called me and said he ran the credit and he wasn't going to submit it to the owners,and to forget about looking at any of his listings. Worst part is,the house is still sitting vacant! I checked the property tax record to see if they were local,if they were I was going to just approach them myself and see where it got me,but they are in Blacksburg,Va. Bet they never even knew anyone wanted that house - and we were willing to sign a four year lease!

There is a house between Hollywood and Mechanicsville on the northbound side before the WAWA, a brick one that sits on a hill that's been for sale for a really long time. I think by owner, maybe they'd consider renting it out. The other thing is renting with an option, with the housing market the way it is I know a couple of sellers that have done that. And you might drive through Hollywood Shores, sometime people have signs in front of the houses.

I don't know where you or hubby work but the boards at work often have rentals (houses etc) posted - typically private party.
I didn't catch when this tread was started, but you are really looking at a bad time. I typically see more postings in the spring, just before school gets out. People are looking to move over the summer.

Im moving by the end of the month, Ive been renting a nice house here in Lusby. Its a 3/4 bedroom house two baths, and a kickass finished in basement. If you want I can put you in touch with my landlord, he's a really good guy. Never really comes around unless you ask him to. Never asked for a credit check either if that may be a worry. PM me and I can give you details.

The problem with that is that my husband works near Point Lookout,and that would be quite a haul.

If you are willing to subject him to "the bridge" on a daily basis, Mechanicsville might not be so out of the question.

I have thought about that too-that Mechanicsville is not much further than Hollywood,and in comparison to the Ranch Club may not be such a big deal. Plus,the traffic in the morning and evening on the bridge is a real pain. I'll tell you though,I'm nervous about Chopticon as I've heard their academics are not on par with Leonardtown's.

We saved around $800 bucks. Our rent is only $1200 for a 2000 sq ft house and detached garage (which could be converted to a guest house) on, I think about 2 acres of land with a pond. (I only have 3 neighbors (one is the landlord)). One of the neighbors are really nice. The other not so nice--their dog bit me last year--but it is so ( worth the little annoyance ).

She is placed in Honors and AP - I guess I'm going for the perfect situation first,and will compromise if I really really have to. I do know that when we went to see Great Mills that they had some kids in honors who clearly didn't belong there - they were trying to read aloud and stumbling over words like "were" and the teacher told me most didn't do their summer assignments. She sounded like getting into an honors class was more a matter of parent request/the school pushing it than actually earning your place. Maybe I'm too hard on my kid....but I want her to be pushed and to work for what she has,and I want the rest of the students around her to be held to the same standard. I noticed,though,that when we went to Leonardtown,that summer work was expected or you would find yourself with a schedule change. Never went by Chopticon,just looked at the stats,saw how low they were scoring,and then weighed in the distance for my husband to drive from their district and wrote it off.

Can't speak for all of the honors/AP teachers since my son is only a sophomore BUT his English teacher booted a kid out for not doing their summer assignment. Wrote him a change slip with the statement "unable to work to my standard" and sent him to the counselling office.

My sophmore at Great Mills is doing wonderful. I know there are a LOT of kids that have problems at EVERY SCHOOL in the country. You can NEVER avoid that. Great Mills is a good school, if your student makes it a good school.

Good for your kid. That's like saying as long as you don't get drunk and whore yourself out,that Great Mills road is as nice as,say for example,Joy Chapel Road. Or saying that as long as you don't sell drugs,or hoard garbage that living in SouthHampton is as safe as living in Wildewood. The environment is crap. The student body in general is from the poorest areas in the county and with the most apathetic parents. There are kids in Africa who are raped as infants,grow up starving,and then become doctors and are a great success. Does this mean it is an ideal environment? NO. I am wanting to give my children every opportunity at success. Period. And it's a successful environment as I define it. This wasn't a post about your kid,or a chance for you to defend a school.I even said that in the original post. And thanks alot for making me use the phrase "great success". I'll have Borat on the brain now.:geek:

If you wanted to give your child every imaginable benefit in this world, and provided her with everything that she requires to be successful in life, then you shouldn't have gone and effed up your credit like you did. You put your family in the position of scrounging around for reasonably priced rental properties with a crappy credit history. Just saying.... :whistle:

There are apartments in the area that will rent w/out a credit check. Usually their security deposits are extremely low, too. Have you tried any of them?

I've looked into Breton Garden Apartments,and the Apartments of Wildewood. I'm not familiar with any others,but both have a waiting list for an apartment sizeable enough for four people. My husband and I have even considered having myself and the kids move out and into an apartment and do a six month lease while we keep looking.

When a specialist that we've traveled hours to see says take this drug,and some insurance company jackass says no,take this one instead,who would you listen to if your childs life depended on it? I ruined our credit by using money we needed for bills to pay for these expensive drugs,and also by paying our doctors. When we would go see a doctor or a surgeon and they would have amounts the insurance didn't pay,they would let us know when we arrived for the next appointment that we owed such and such balance. Pay or leave. So yes,I knowingly ruined it. I'd do it again. My kid is healthy now.

I understand now: your daughter wouldn't get the same result from drugs that were actually covered by your insurance. Thank you for clarifying.

Heck, when the contractor cuts kick in at 10% reductions for 3 years in a row... there will be many of us in the same boat financially.

Narrowing your search to avoid what you percieve is a bad school is ridiculous. If you have financial constraints,you don't narrow your choices. You will pay a lot more to be in the Leonardtown district, for less house, and NO DIFFERENCE in education. You must have little confidence in your children if you think they will only be successful if they attend a particular school.
Write a letter of explanation for your credit to go with your initial application at a managed apartment complex. They will sometimes make exceptions where circumstances are understandable, and as long as you have proof of income sufficient to pay the rent.

You must have little confidence in your children if you think they will only be successful if they attend a particular school.
Write a letter of explanation for your credit to go with your initial application at a managed apartment complex. They will sometimes make exceptions where circumstances are understandable, and as long as you have proof of income sufficient to pay the rent.

Can't speak for all of the honors/AP teachers since my son is only a sophomore BUT his English teacher booted a kid out for not doing their summer assignment. Wrote him a change slip with the statement "unable to work to my standard" and sent him to the counselling office.
The AP English teacher at GMHS has the same reputation. Counselors are very careful about who they put in her classes.

Our daughter had cancer,and our credit was ruined while we paid for her three surgeries,and treatments,and higher tiered drugs than our insurance would pay for rather than our credit cards. Just sayin....:smack:

Let me say this again, you can run but you cannot hide.
For the most part all three county run high schools are equals, where one fails, the other might excel. But the county (school system) has made every effort to make the ethnic and economic profile of each school as close to the county average as possible.
Trust me, it's a priority, they like their state funding and if the school profiles vary to much, and vary from the county as a whole, the state asks questions and holds funding over the county's head.
The perception of GMHS as being a bunch of trailer trash is primarliy becaiuse of the trailer parks close by. There are a lot of poorer families scattered around the county, other trailer parks and projects. Check out Leonards Freehold sometime.
SMC is, gasp, close to the national averages.
I'm not going to tell you the schools are perfect, I won't even try to tell you they are great. But I will tell you they are pretty much equal.
Oh, as for the children having problems reading aloud. Some kids just don't read aloud well, they could have an IQ of 140 and still stumble over words.
The other thing you might to consider is that some of those children labeled as having disabilities are actually smarter then the AP class kids. A disability is determined by a difference between their potential and the level they perform. Check out the biography of say Albert Einstein.

I was working with Durkins Realty,and getting nowhere,and after hearing that they wouldn't show us any more rentals because our credit isn't good enough,I then inquired about a property through a realtor named Larry Brown. He bit my head off,telling me that he would not even approach an owner with our application with less than a 750 score. So I felt shut out,and like no one would ever get a chance to see the application,or understand our circumstances, because we are bing pre-screened by the realtors before they even get the app. Add to that the application fee for every single property - and it gets frustrating! In the private rental arena,there seems to be an attitude that if they allow pets,the place is a dump and they presume we are wanting to live in squalor. If the place is nice,and neat,no pets allowed.:jameo:
He is the agent for the house I am currently renting. I was kinda ticked last year when I actually had my credit report in hand..That was only a week old..He wouldn't take it and charged me 30 bucks to run a credit report anyway.
750! WOW my renter out of state..I think his credit score was 650. As long as I get my rent check each month I don't care. Most people rent because of bad credit scores. I guess agents here think everyone is Military and that is why they are renting. Good luck!

Thought I found a place yesterday only to have them decide they won't allow pets after all,thought I found something via this forum,but the pm's suddenly stopped - I'm just so frustrated. While we're going to keep searching,here's a question. I see lots of rooms for rent on here all the time. Couldn't I simply rent a room,put some stuff in it,sleep there a few nights a week,and let that constitute residency to get my kids into school? I don't mind kicking a few hundred bucks a month to someone to give us a legit address,and I'm happy to have us sleep there a few nights a week to satisfy the school. That's no different than parents who have joint custody is it? The kids don't have to go to one school during one parents week and another school when they live elsewhere,right?

You may have difficulty convincing the landlord to rent a room to more than one person. You will also have to provide a utility bill in your name and at that address in order for the kids to get in the school district.
Have you spent a whole day in Great Mills auditing what would become your childs schedule? You may end up pleasantly surprised and not needing to move at all.

There is a sign on the north side of the rt 5/245 intersection, south bound lane that says Bachelor Apt for rent. It's right before Leonardtown Service Center.

I've dealt with both GMHS and LHS and frankly, I've had better sucess dealing with the people at GMHS. You really need to call the principal, set up an appointment and talk to her about your concerns. It might be easier then your search for a place to live (given your requirements).

New student verifier person told me of one kid (didn't mention name, age, or gender) that they had kicked out (2 years ago) because they checked the Calvert address, and while the Dad did own that house, they actually lived in St Mary's and rented the Calvert house out to someone else.

Very glad to hear they are diligent about making sure people actually live here. I agree 100%...do your research before choosing where to live. If you want your kids to go to a particular school then live IN that district. Not sure about the paying to go out of county option...but don't think its a good idea as that would just cause overcrowding in the more desirable schools IMO

Good for your kid. That's like saying as long as you don't get drunk and whore yourself out,that Great Mills road is as nice as,say for example,Joy Chapel Road. Or saying that as long as you don't sell drugs,or hoard garbage that living in SouthHampton is as safe as living in Wildewood. The environment is crap. The student body in general is from the poorest areas in the county and with the most apathetic parents. There are kids in Africa who are raped as infants,grow up starving,and then become doctors and are a great success. Does this mean it is an ideal environment? NO. When I hear “I homeschool my kids” I think of a stay-at-home-Mom. And there is nothing wrong with being a stay at home Mom. My Mom homeschooled my brother and I for YEARS because we lived in a crappy school district. But my parents could afford to be a one-income family because my Dad made really good money, my parent’s credit was good, etc. But as soon as we hit hard times, my brother and I were enrolled in public school and Momma went back to work.
So the question floating around my head is… if your kids are homeschooled, who’s doing the schooling? You? If so, are you unemployed so that you can take the time needed to teach your kids? If so, you need to stop b1tching about money, credit, schools, etc. Throw their @sses in school, and get a job.
If you and your husband are BOTH working full time jobs trying to make ends meat, how much schooling are your kids really getting? Probably not enough… so throw their @sses in school!!!
Yes, school districts are important. I understand you wanting the best for your children. Especially after having one child fight cancer… which, by the way, I am glad to hear she is healthy :yay: But speaking of school districts, Huntingtown High and Plum Point Middle, which you both dismissed, are both very good schools. I went to both. PPMS is a National Blue Ribbon school and HHS is one of the highest-testing schools in the state. I cant vouch for Huntingtown Elementary, I don’t know anything about it. But sounds to me like your kids are older anyway to it wouldn’t matter.
Im sure you’re doing the best you can and are stressed to the max. I just think some of your reactions to some people’s posts were very rude.

3.I can also say that you are quite concerned for my children's education when you spelled the word "meet" as "meat".Maybe you need some schooling yourself.
4.I am not being picky or dismissive re:Huntingtown High,etc. I specified a district,actually two.These are so that my husband can get to work in a timely manner every day. I suppose I assume that when someone offers a suggestion as to what I should do,they might actually know what they are commenting on.So,I wasn't trying to be rude,I was asking if they read the post,since if they had,their "help" wasn't making much sense.

I have found a forumite here who has a rental and we're working on things,but your suggestions can't hurt. I'm looking for a place around 1,400 or less,at least 1,100 sq.ft. I'm not so much trying to avoid a credit check as I'm giving a heads up about it,and simply want to be able to explain the circumstances,I have our bills from Children's,etc. to help back that up.Just seems more efficient to give all the info rather than waste everyone's time,only to spring the credit on them at the last minute. I'd like to think the credit is part of the picture but not the whole thing to at least some landlords - a good history with your current landlord is a better indicator in my opinion anyways.

I am certainly glad you aren’t on public assistance… And I respect working within your limitations. But you wouldn’t have as many limitations if you went back to work. You want your kids to have the best opportunities? Put them in school, go back to work and save money so they can go to college.
Its an option that is available to you. You cant deny that. But you choose not to go that route. Which is your choice. But don’t get nasty with people when they suggest that maybe, just maybe, something has to give and/or tries to explain that the schools you’re dismissing as “bad” maybe aren’t as bad as you think.

They may not have put me in the best position financially,but I have two smart,well-behaved,and HAPPY children.And I know them,inside and out,and the example they see of their parents is not two screw ups who have nothing,it is two people who will literally give up everything for them,and who value our family above our bank account.I have been supremely blessed to have the husband I do who supports us the way he does,and who also places his value on the important things in life,which may not always be the most expensive.
To those people who have taken the time to read my posts,and help me,I am very appreciative. But to those who chime in without paying attention,while I'm not intentionally trying to be rude,I'll point it out.And for you,there isn't much more to say,because judging from your attitude,you've already got me pegged. By the way,I noticed you said you attended two of the "best schools" in Calvert.And I see in your profile,you are now in Human Resources,and misspell the word meet...I may add the word irony to my daughters spelling list tomorrow.
I too live in a small house. I have a 2003 Impala that I bough USED two years ago. My credit isn’t all to great either but mostly because my credit HISTORY is short because I am young. The first family vacation my family EVER took was back in 2008 and that was because my grandfather paid for it. Im not a mother, I have no kids. I don’t have great credit, I don’t live in a super-fab house, I don’t have a Hummer and I am only “financially secure” in the sense that I make enough money to pay my bills- I live within my means. I appreciate and respect your wishes to put your kids in the best scholastic situation that you can and therefore giving up some things.
I don’t have you “pegged.” I just thought you were being very rude to some people. I personally think that something is going to have to give – your kid’s schools, your husbands commute, something. But if you’re able to find everything you need/want, more power to you. I honestly hope you’ll find what you’re looking for w/o having to give anything up.
I did go to two of the best schools in Calvert. I put myself through college and got in with the government when I was 19. Ive been employed ever since. You’re harping on my misspelling of ONE WORD… Ok. Maybe you should add another lesson of sentence structure to your daughter’s curriculum for today, too.

enjoy yr ribs, i have fresh grilled shrimp from this mornin. & the weather is much better than y`alls :P

I think the weather is almost perfect. It needs to be a tad bit cooler or more of a breeze. Oh the ribs are almost done. They are on their last hour. The temp on the grill has been so easy to maintain today. I think i will do shrimp tomorrow. Got any recipes?

i steam shrimp w/naturally Bay Seasonin, simple. never boil em. yuck. & yep plenty of fresh & (contrary 2 what most say) awesome blue crabs steamed as well. i don`t have an Army 2 feed, but SEC football day, ya know. 1 of those byob or beez day.
I cook a lot today and eat for days.

If it doesn't work out I know of a house that just got listed for rent. It is on several acres in a wooded setting, three bedrooms, 2 bath, hot tub enclosed in a gazebo, fenced backyard and pet friendly. It is in Charlotte Hall. Not sure what you could pay in rent but PM me if you think you may be interested.

I am almost 100% that it will work out ok with the place we have found,and we are absolutely in love with the place - still waiting to get the lease done and everything - but fingers are crossed for it all to go smoothly. I think Charlotte Hall is too far for us - or for my husband,I should day - but thanks anyway. If I were advertising that place in Charlotte Hall,I'd just say hot tub,gazebo,Pizza Hotline and let the line form!
