Thinking of looking at a house for sale at 20545 Chingville Road-10 acres horse property. Anybody know the particulars? House looks like it may need some, ok, ALOT of work? Just wondering if anyone had the scoop? Know I could depend on my fellow SoMders to help! :howdy:
What exactly do you want to know? It looks like it's a foreclosure. It doesn't really look that bad from the pictures...

Opinions are like ---holes . But the colors inside oh boy. And having 2 dishes on the roof. well. When was the last roof put on? I agree on the big tractor mower with a wide sweep or your going to spend your time cutting grass or killing rodents.
As far as the taxes 4,000 I think is lot of taxes. Assuming you have your own utillites well water and septic. And what are taxes going to be next year???

The house was forclosed on about 2 years ago and is in need of ALOT of work. There used to be a garage that burned awhile back and caused major damage to the concrete foundation (it is unusable and will need to be removed). About half way down the driveway there is a drainage issue which has caused the road to erode. This was a nice place once but has been let go...with that said if you have the means to fix it could be nice again but if you dont I would say stay clear.

Wow, whoever took the photos for that house really weren't trying very hard. Half the cabinets are open in the kitchen photo and there's debris on the floor in several rooms. Thank god they cleaned the bathroom.

- is it a location you want to be in ?
- are there any structural/mechanical issues with the home ?
- do you have 100k beyond the purchase price and some sweat equity to demo the remnants of the garage, build a shed and bring the place back to habitable condition ?
- are you afraid of rodents ?
If the answers are yes, yes, yes, no you are good to go.

I thought so too. But then again, I'm used to NY taxes which are insane. I think that house has so much potential and could be absolutely gorgeous. But whoever buys it better be ready for a ton of work or have a lot of extra money to pay someone else to do a ton of work. I'd love to see some "after pics" by the people who buy the house.

I don't know anything about the property, but it seems to have a lot of potential. Good luck, it will look great once it is fixed up.

Agree looks like a great piece of property with lots of potential. So far all i have read is 100K to restore, is there a vaporware price on the purcahse of the house?? Not a perspective buyer here don't have 100K laying around just curious on the price of the house???

There's another house on Chingville that doesn't need any work and is on a much more manageable 1.5 acres...I think I might know the owner :shocking:

I agree. I see a diamond in the rough -- have you gotten it inspected?
If you don't mind doing the work or getting someone to help fix it up a bit, I think it has great potential to be a nice place. 10 acres it nice privacy, too.

I've got 25 acres and pay about $49 each year in real estate taxes...unimproved of course.

For 10 acres, that's a bargain.
After someone cleans it up, the county will come around and assess the property at a higher value and the tax will go up. A neat mechanism for them to tax the value of your own sweat equity for years to come.

Perhaps eventually, yes. But the state assessment on my property was actually reduced last year ..and by nearly 30%! I was shocked, frankly.
That asking price does seem high though.

That was probably the accross the board reduction they applied to everyone based on the state of the market, I received the same. I was planning to go to the board this year to get the assessment reduced from the 2006 level based on the market price I bought it at, now it's in line with actual market value and I dont need to go that route.
If you do any work on that property that requires a permit (e.g. demo the garage remnants and build a barn to replace it or anything that needs a plumbing permit), the county will put it on their list of properties to reassess. If through your hard work and investments, you bring the value up to the 700k or so this property could bring, the county will come around, up the assessment and charge you good money for it in the years to come. This is somewhat independent of the accross the board cut mentioned above.
That asking price does seem high though.
Dont know. Reflects the value of a 10acre improved lot I guess. Dont know the zoning for that area, but if the area allows 3acre/house, you could even subdivide a lot from it and sell it once the market picks up.

Exact same situation here. I guess the dept of assessments saw that a flood of such requests was inevitable and acted pre-emptively for once.

On google maps, the lot still looks pretty rough with the trees not yet cleared and plenty of mud. Looks like someone went broke over their 'dream home'.

Wonder how old that info is. I looked at our property and that image is several years old...at least.
I am constantly amazed at what passes for photography in real estate.
If it were not bank owned I'm sure the realtor would have taken nicer pictures. In this case, the pictures show what the house actually looks like. Banks don't pay realtors to clean before taking the pictures. In this case the realtor is showing what is available and the condition. If you were interested in this home and she 'beefed' up the pictures and you went in and actually saw this mess wouldn't you feel like it was a misrepresentation? That's my view on it anyway. And I am a realtor.

The banks tend to be poor stewards of the properties they take back. They forget to pay the electrical bill leading to lift-pump failures and sewage damage, they dont mow the lawn or replace a broken window in the middle of winter. As a result, their properties drop even further below market value as the months progress. I wonder why they haven't figured out yet that spending 200 bucks a month for maintenance or hiring a crew for a once-over cleanup job would make it a lot easier to sell a lot of their inventory.

Are you interested in it...who called you? My husband I were/are sort of interested in knowing more about it...our place will be on the market shortly, we have 20 acres now, want to down size, but not sure this would be down sizing for us....

Not sure who called you but the trees were removed close to 3 years ago from this property. Unless they are bringing industrial machines they will not be able to mow this entire property some of the growth is more then 5 feet tall and thick.
