Figure I'll ask here before taking the plunge on the house. Anyone familiar with the division? Looks fairly nice, but looks can be deceiving. Lots of short sales in there.

So many short sales because those houses were $100,000 more expensive a few years ago. Cheaper to walk away and buy again than keep paying.

yeah.... the HOA SUCKS ARSE..IN A BAD WAY!!!!! ...

each hood will have their fair share of issues.... I know the builder... but he built at the right time .. and sold for load of money....now people are upside down in a bad way

Those were built and sold during the "Got a pulse? Then we have a mortgage for you" times. That explains the short sales. There are homes as nice, or nicer, a little farther out from the trailer parks and Foxchase. Also, as another fine example of mixed income housing, you are signing on as an experiment in sociology that says kids of lower income, if they make friends with kids of higher income, will see the nice things that working for a living bring you, will do that instead of turning to crime.

Of course, this works both ways. Me, were I looking there, I would look farther up Chancellors, tons of stuff available. One other aspect is that the common subdivision house, especially those built right before or during the crash, were put together as fast as possible, and generally speaking using what in the trade is called "builder grade" materials. So I would look for something a bit older. I looked at a lot of model homes in subdivisions last year, and for the experienced eye, there was lots of evidence of fast, sloppy construction. And those were the models.

The price is about 50% of the initial sale price in 2006. For a comparable amount of space, ~2500 sqft, up the road, seems like it would cost me $250+. Did see a few unsavory elements hanging around the other day when we drove through which is what prompted me to ask.

Drove through once at night and didnt really see anyone out on the streets. Probably should drive through a few more times at night to check it out.

There are better neighborhoods in Lexington Park that you might want to check out. The houses in Cedar Cove by Gate 3 are really nice. Have you looked back there?

There's a reason for that pricing. It comes down to what you want more. Less chance of riff-raff messing around where you live, or less square footage. Getting 2,500 sqft for under $250K would be hard anywhere else. Me, I think I would, given an inflexible budget, take less house in a better area.

There's this........Same square footage, lower cost. You are right on chancellors, but the backyard is fenced. I used to live within sight of that house. Huge yard, especially for the money.

Right now Westbury will look reasonable during the day or night. It's the Summer break when you see too many kids loafing and just hanging out. I don't like idle teenagers personally it makes for trouble. I keep my kids working summer jobs myself but I have gone over in the summer to pick up my daughters cheerleading buddy to hangout at our home and saw loads of kids in the streets. Not cool!

I did say that, but given the large fenced yard, it has more privacy than the Westbury one, I think. And the driveway is on Rutherford, not Chancellors. My point was that for under 250K, you can find comparable houses in better areas. And that area, while you do have some traffic noise, it isnt bad, as I said. My old driveway was right off of Chancellors, and it never bothered me. I moved mainly because I only had 1,000 square feet and one bathroom with four people in the house, and I wanted to live where I couldn't see anyone's house.

Not worth it, that house needs alot of work, it has a very strange layout and it is extremely close to the road.

Cedar Cove is nice, it does have its problems from time to time, but they are not every day events.

I had never been inside, didnt know it needed work. One persons strange floorplan could be what someone else is looking for. So I wouldnt count it out on that.
