Hi, I'm looking for recommendations for a decent licensed contractor for my house in Lusby (Ranch Estates). The situation is that I am buying this fixer upper, the bank won't loan me the money unless I get rehab money from them and they pay a license contractor to do the required work. I have someone to replace windows, which is a bigger deal, but the rest is just dumb stuff that I could easily do myself, but am not allowed by the bank. Here's the list:
Repair holes in drywall
Replace smoke detectors
Repair board on deck (yes, there is only one board that popped up)
Replace missing kitchen cabinet doors (all of two of them)
Repair front door frame
Replace some siding
Install missing ceiling tiles in basement
This really seems like a joke, but it doesn't seem I can get the loan for the house until I get a contractor lined up for these "critical" repairs. So need someone who can work with me, doesn't want to rip me off, and doesn't charge too much.

Thanks, needs to be licensed and insured general contractor for the lender. Insurance in particular is expensive to maintain, so I would doubt he has it.

Wow, i am shocked at that. I could see them insisting on that for any electrical or plumbing work, but i don't really see how anyone could screw up too bad replacing 2 cabinet doors and patching some drywall.

Agreed RPMDAD. FHA states that repairs are needed before sale when safety or livability are an issue. Safety is fine of course, there are no electrical issues or structural concerns. Livability I could understand with the windows broken out, but aside from that, I think there are some questionable practices going on. It took several week to get an appraiser, so now I can't even go with another lender or get another appraisal without getting fined for delaying the closing date. I can't risk causing he problems with the lender at this point, but I will probably make my concerns known once the loan goes through and the house is mine.
