Suz' -Thanks for the welcome, I have really enjoyed and learned a lot of interesting information from this forum.

I think utilities will be included, at least for a little while and if we do have to pay, there will be a break in the "rent" to cover the expenses for normal utility usage etc...

Just wondering, has anybody had luck selling this spring? I am feeling MUCH better about holding off purchasing a home now, many of our "smart" homeowning friends are starting to worry since most of us will be moving in another 3 years.

It looks like the construction is in full swing at the housing project in First Colony too. I am looking forward to spending the holidays in a brand new home. Any thoughts?

My home was listed FSBO and sold w/in 2 weeks. There is another that just listed this week. However, I've noticed houses not moving at all. One house I looked at about a month ago has been on the market since August 2006. It is in the Leonardtown area, beautiful from the outside, but the inside was discusting and nasty. Unbelievable for a house that was listed for almost $450K.

My buddy goes to settlement this month on a house in Persimmon Hills. Not sure what he is going to do with his current house in Patuxent Knolls. He is trying to decide between rent it or sell it.

I sold my house in 30 days. The market was so slow at that point that we closed in less than two weeks.

And that is why it is still for sale. There are too many houses on the market to choose from that are in much better condition. If they were to bother with painting and adding a few new fixtures, it would probably sell.
