More importantly, are the fees (M&O, ROAD and STD) for those properties going to be waived after the houses are demolished?

Probably since the current owners will have to give up ownership. That's why I asked earlier if the property was reverting to Calvert County or POACRE.

Wrong! Owners of vacant lots pay all the same fees as any property owner. M&O, Roads and Special Tax District.
If you own more than one lot you only pay one M&O.

WRONG...
A property owned by an individual is not an "Empty" or vacant lot... If you own the property, improved or not you still pay taxes and you still pay all associated fees that go along with the deed...

This means the Property Owners association will loose money on those lots that are being turned over to green space.... So I guess our fees will be going up to cover those loses as well...

Everything rolls downhill..

How are those fees calculated ? Per lot, a mill-rate on the assessed value ?

A 'greenspace' lot is going to be assessed at a nominal value.

Fees won't go up as much as property values will drop when the 4 homeowners ruin the beach by dumping massive amounts of revetment, that will in turn wreck the beach areas above and below.

The association fees are per lot. Taxes are I believe calculated by acre with or without improvements...

If I remember correctly (and if I get this wrong, someone please correct me...) Green space lots are taxed at a lower rate but still belong to the association who is ultimately responsible for those taxes... and there are rules in how they are used..
