Not so! Tax appraisals have always been far less than what market values are for as long as I can remember. Ask any realtor.

You are all just going thru what we went thru last year in Charles. We bought our house for $164K in 1996, the last assessment received had it at $171K, it was assessed at $269 last year and on top of that, there was an additional tax for fire and EMS. That house sold for $300K, this past June, which was on the low end, could have probably gotten another $15K out of it easily, but a great house on a cliff isn't that marketable, no matter how much work you put into the house itself.
