So I'm stuck with these places.

1. Dunkirk, MD
2. Sunderland, MD
3. Chesapeake Beach, MD
4. Huntingtown, MD
5. Sunderland, MD

I'm not ranking these. I don't know which is the best. I'm looking at schools, crime, general look of the city (trash, upkeep). I know dunkirk, md, real nice. But I went over to Huntingtown and found a new home built next to two trailers WTF?

You said "rate these" but then you're not "ranking" them.

Anyway... why not drive around yourself? One person's great could be another's crummy; only you can tell what you feel comfortable with.

Seems you have already knocked #1 and 4 off.

Each of those towns has good sections and bad sections. It depends on where, specifically, you're looking at living. I'm partial to Chesapeake Beach and traipse up there often.

I lived in Huntingtown and loved all ten years of it.
It all depends on job location, the ages of your children (since you are looking at schools), and what type of environment you hope for. there are nice communities in that town, but if you want more property, you really need to look harder.
We moved South County to be near the water and love it now.
Our children love it too, and you can visit Our Lady Star of the Sea School, Solomons, Maryland to see their school.
Shopping in Calvert County has become a bit better, but again if you are used to big city living, it will be very different. It's great to be an hour away from lots of activity like DC and Annapolis, plus more culture.
Are you working with an agent? Are you military?

Dunkirk has some of the most expensive real estate in Calvert that I've seen. I looked at other areas, Huntington and esp. Cheseapeak Beach are real cheap. Usually price follows quaility of area.

I'm not sure what you mean by this. It sounds a little judgmental to me.

Hmmmm...I'm not sure if you're aware of it or not but putting words & phrases like the bolded ones in your posts tends to put a real negative spin on what you're saying.

Perhaps it might be easier for us to make recommendations if you say more about what you are looking for in a place to live (and what you are used to) with a bit less negativity. After all, the purpose is for us to recommend good places for you to live and not to get us to tell you to stay away from wherever we are living! :lmao:

I like the second Sunderland, MD over the first one anyday of the week.

 I was thinking since Sunderland made the list twice, maybe you've already made your decision?

I like Chesapeake Beach. Used to live there. However, as quiet and serene as it may seem right now...when it warms up there will be tons of people, lots more traffic, motorcycles, rednecks, fishing charters and more...It may not be for you.

I think Chesapeake Beach and even North Beach are much nicer now than they were only a few years ago. But like you said, too crowded when the season changes (and maybe that works for some, just not me). We like to go over there to just walk and look around, occasionally hit one of the restaurants.

Sunderland and Huntingtown seem fine also for the northbound commute. I looked in Huntingtown and saw some nice homes and neighborhoods where we'd be very content.

I love living in Dunkirk, it's a great commute and peaceful place (so far).

You are going to find new homes, and nice homes built by trailers in every southern maryland county. Just the way it is. I have a beautiful new home on 4 acres, very, very quiet. Off the beaten path. To get to it you pass quite the "interesting" property with a trailer, plenty of cars, boats, RV's, dogs, KIDS, horses...etc...and this is not the only "interesting" property before you get to my house, however, they are quiet, say hello in passing and that's it. You will probably want to look for a development. And yes, you need to find your number 1 pick. Try Zillow.com, they have neighborhood information on crime and schools.

Well I went down to Chesapeake Beach, it seems like a lower area. It's similar to parts of huntingtown and sunderland, dunkirk is the best area of calvert county.

You bypassed Owings which is in between Dunkirk and Ches / North Beach. Also in Huntingtown there are some areas not located next to Trailers.

Two things I say in Chesapeake beach I didn't like.

1. Townhouses
2. Apartments

Usually those two things attract the bad element.

Which townhouses?

The $750K ones, the $600K ones or the $400K ones?

The apartments are likely the ones on Fishing Creek. They are primarilty Section 8 and managed by the Calvert County Housing Authority. The local joke is that when casinos are here that will be housing for the employees.

Housing Authority

I agree that you might be happier in MoCo.

By all means, please don't come to Chesapeake Beach or North Beach -- you will definitely NOT be happy here.

I find it interesting that you seem to think Huntingtown is a lower class area, although you did say "parts" of Huntingtown. Home prices aren't exactly cheap here unless the house needs a ton of work and is pretty old. I've just never heard anyone have that opinion of this town. Lived here 3.5 years and love it. Like someone else said, in Calvert and St. Marys you're going to see trailers. You're also going to see farms, barns and horses/cows. This used to be a very rural area.

Not sure what your price range is but most people don't think Huntingtown is crawling with welfare rats.
