    Staging: Yes or no?

    Will staging increase your homeís value?

    Itís obvious that you want your home looking as good as possible when youíre trying to sell it. You want to give buyers a great first impression, and thereís a long-held belief that professional home staging will lead to buyers paying more for a house.

    However, that may not be the case, according to recent research by Michael Seiler, a real estate and finance professor at William and Mary. Seiler studied how 820 different buyers reacted to contrasting stagings of six various homes, and found that there was little effect on what the buyers were willing to pay.

    Some buyers were shown a home with neutral beige colors and traditional furniture. Others were shown the same home, but with ďuglyĒ purple paint and wacky furniture, or even no furniture at all. The average price the buyers were willing to pay for each property was roughly the same, regardless of which version of home staging was present.

    "We were able to parse out what you consciously believe and subconsciously believe," Seiler said. "Beforehand, everyone thinks poor staging is going to be a problem. But when we actually did the experiment, we found it doesn't matter."

    Do not stage it! It looks too fake. I have looked at many, many properties.

    I bought my house because it was totally empty. I could see the whole inside of the house without looking thru other peoples crap.
    Here is what ya do:

    Empty the entire house, replace or professionally clean the carpet and repair then paint the walls a neutral color.

    Buyers get a nice clean feel in the house and can easily picture how it will look when they pile it up with their own junk.

    Our agent did what she calls "light staging". A cookbook on a stand in the kitchen, kitchen towels. A rug with a small table in another room. A clever little saying in the bathroom. We're not seeing any difference, but the new realtor is at least showing our house. I think the last 2 realtors were waiting for a buyer to fall in their lap.

    Surely it's anecdotal, but I have bought and sold several homes over the years. Empty is best, occupied and messy is worst. Staging is somewhere in between.

    And make sure it's clean. Bad paint is an easier sell than a dirty toilet.

    Yes and inside of fridge and microwave especially should be clean.

    Oh, and no weird smells. Shouldn't smell like a dirty diaper or that you just sprayed 3 cans of air freshener to mask something.
