You funny. 18 years ago I bought the property, 11 - 12 years ago I had the home built. And I'm in a bordering state and not in MD.

Things have gone up a bit now, I recently bought a 24" piece of 11/2 black iron pipe at a plumbing supply place in California, Md. it cost me $45,00.

Actually I bought the 3 acre plot with the livable trailer. Got a contractor and crew to build the home for $70K (including all materials). But it certainly isn't in a development. Oh yeah, building permit was $5.00.

Where we are looking the only permit needed is a septic permit, after your septic has been approved, build away.
And if one uses an electric toilet, no septic needed.
