best way to rent apartment

ive been trying to rent a basement apartment for my parents. it was easy enough to rent ours, but im not getting bites on hers. the post seems to bring in people that would really have to commute, and i havent gotten calls from any other ad weve done. can you guys suggest how to get this apartment rented out. its in mechanicsville not far from country lakes if you need jurisdiction info. thanks,
