I did not know that they shut down.
There is a big "For Sale" sign on the side of the building.

I think they closed shortly after the lockdown last year.
I drove by everyday for work during the lockdown and saw cars in the parking lot.
Just recently, past few weeks I have not seen any cars.
Then today I noticed the for sale sign.

They've been trying to sell that place for at least 5 years. Their commercial real estate agent had an ad on Craigslist, amongst other places. They've been asking $1.5 million.

Quick, better buy it now, because .... "THIS IS A "CASH COW"." Don't forget to read the entire hyperbole the agent wrote.

Been closed for months now. I noticed that Dickie stopped raising beef on his farm too. Guess he's decided its time to lay back and relax.

Problem is with that place is there is so many grandfathered things, that the new owners would be on the hook for a whole lot of catching up.

Problem is with that place is there is so many grandfathered things, that the new owners would be on the hook for a whole lot of catching up.

It would depend on what they are and what is changed. Just like any old building, as long as the changes don't add up to 50%+$1 of value the original code is maintained.

If some things are Special Exceptions those are permanent as a de facto Zoning change. Variances are a little stickier unless the original reason for the variance is maintained.
