Building a shed

Is there a size range where you require a permit to build a shed? Is there a rule that says oh after 200 sq ft you need a permit? Or where you can build it?

Don't know if it has changed but it used to be that all sheds needed a zoning permit, sheds over 300sf required both zoning and building permit and if you add electric (no matter the size) you need a building permit.

I thought it only needed a permit if it's on a permanent foundation. But it's been over 10 years since we built ours.

From St. Mary's County Code of Ordinances
Chapter 203, Section 105, PERMITS
105.1 Required.
Any owner or owner's authorized agent who intends to construct, move or demolish a building or structure, or to erect, install, or replace any electrical, gas, mechanical or plumbing system, the installation of which is regulated by this code, or to cause any such work to be performed, shall first make application to the Department and obtain the required permit.

105.2 Work exempt from permit.
Exemptions from permit requirements of this code shall not be deemed to grant authorization for any work to be done in any manner in violation of the provisions of this code or any other laws or ordinances of this jurisdiction. Permits shall not be required for the following:
Building:
1. One-story detached accessory structures used as tool and storage sheds, playhouses and similar uses, provided the floor area is not greater than 120 square feet and the structure is not located in the flood plain.

So you are good for 10x12. So, theoretically, were one to buy a used 12x16 shed, and have it placed on your lot, you would still need a permit. Hrrrrmmmm.

The way I read it if you already have a 12x16 shed and simply want to move it a few feet you would need a permit. Permits seem to be nothing more then a money making scheme for local governments.

I've seen workaround solutions, like building two 10x12 foot sheds about 4-5 feet apart, doors facing each other, then add an overhead awning. As long as the awning is not attached to either shed you are within code.
