Calvert Home Prices Continue Climb During Q4 2018

Home prices continued to climb during the fourth quarter in Calvert County according to the Southern Maryland Association of REALTORS® (SMAR). Average sales prices grew by 4.5 percent compared to the same time in 2017. Median sale price also saw a slight gain of 1.6 percent during the fourth quarter. Pending units saw a 13.7 percent decrease will active inventory increased by 1 percent. Months of available inventory climbed to 4.15 months, a 6.3 percent increase over 2017. A 6 month to 6.5 month supply is considered to be a balanced market.

If I may ...

Ya know. If they are going to go through the trouble of putting out the last three months of 2018, the least they could do is also show the entire 12 months of 2018 vs 2017 year so people can make their own determinations. Because this spittle of a snap shot in time means absolutely nothing. Of course, the real estate industry is only worried about the continued drum beat of false increasing prices to promote more sales, rather than show the true picture of the actual dismal and failing state that is the home real estate market.
