Chesapeake Ranch Estates - Great Place?

Why does Chesapeake Ranch Estates have such an awful repuation? I don't get it. Negative views are all over the place in SOMD forum and I've heard it from realtors too. Our family's been in CRE since the beginning.

GREAT LOCATION - If you work in St. Mary's, the commute could be tough but for military, the nice recreation center is on this side of the bridge. And a look at test scores show that the public schools are much better. Not a bad drive to other major places of employment like Prince Frederick. The new Cove Point pool/waterpark is 5 minutes away. Within 10 minutes are Flag Ponds Nature Park, Calvert Cliffs Park, and Solomons Island.

EXTRAS Non-public lake, bay beaches, use of clubhouse for small fee, airport (and jr. pilot program for teens), teen dances, adult social events. We had our wedding reception at the clubhouse and OK, it's not fancy, but it cost almost nothing, we had our own food catered (instead of paying for overpriced crappy hotel food) and had a beautiful day and view of the Bay. We hired our own entertainer with karaoke and feasted on steamed crabs. Top that for less than $4000.

LAKE - Our house is on a double lot on the lake with a beautiful, scenic view and an easy step to the water. OK, the lake has issues but so does every other body of water in MD including the Bay and Patuxent. I wouldn't swim in either of those either. But from our backyard I have seen plenty of eagles, great heron, osprey, geese, ducks, turtles, and even a rare to find in this area -- brown pelican. Lake must not be too bad and at least there are improvements being made.

CRIME - Whatever crime here is the usual for any community, I don't care where you live. Burglaries are rare because most people wouldn't find their way out of CRE before the police got them. Maybe that's a plus to the maze winding roads -- most crooks want a quick getaway.

LOWER CLASS RESIDENTS? - I'm sorry, but CRE is about as much mix of people as anywhere. Just people live in a more expensive home doesn't mean they are any classier. St. Mary's around the military base has some pretty rough people in my opinion - no offense.

HOUSES - The houses are not uniform but who wants to live in a "cookie-cutter" neighborhood anyway. Our area of CRE is mostly 2-story colonial single homes with 2 car garages. And they are not $600,000+++ like the quickly constructed pieces of junk in other areas. The quality varies but most homes are very affordable for what you get.

THE HOMEOWNER'S ASSOCIATION - A lot of badmouthing seems to come from personal grievances. At least CRE has an active association that puts all the information out on the table in the newsletters and web site. Few associations will do that because they hide problems to protect property values. And the yearly fee is very minimal. I live on a out of the way side road and my road is quickly plowed the same day every year when it snows. Let's see the County perform that well. People who complain are just too lazy to get involved and be a part of the solution instead a part of the problem. Communities without Associations are the ones that tend to go downhill over time.

Because people do NOT take care of their homes in that place. 80% look like crap! Trash everywhere. I was looking in that neighborhood because of the price of homes, and found a beautiful house but right next to it, oh my...horrible, accross the street, horrible. Guess it depends on where you are, but the lots are also bad, no back yards in most places. I could be wrong but I decided not to move there.

I have been here for the past 13 years or so, moved away and moved back when I began my own family.

Alot of the lots are not the greatest and some people do not take care of their yards...It's sad.

My street reminds me alot of a cookie-cutter type neighborhood. There are about 8 of us on this road that take great care of our yards and homes, our children play in each others back yards...

On Christmas we hand deliver cards to our neighbors...I'll bake cupcakes and hand them out to a few neighbors with assorted candies for Valentine's Day and Halloween.

When I leave with my kids for the weekend, my neighbor across from me keeps an eye on my house.

We cook-out and have crab feasts in the Summer and all are welcome...

When we first moved in, the family to my left invited us over for dinner to welcome us to the neighborhood.

I think it's wrong to make assumptions...Sure there are some not-so-nice parts, as with all communities...

I love where I live...I don't plan on moving anytime soon.

I have to admit... I haven't heard anyone be so right about CRE in a long long time... thank you PKelly601....

I was born in Virginia Beach... lived a block from the beach and never went over there .... I've been to both of the Bay Beaches in CRE and I've only actually been in the water once... just too sandy for me... who wants to sit in wet sand...:lmao: I went swimming in the lake once... but I'm not crazy about lake swimming anyway. I never have been.

I like fishing. I've caught a few in the lake and the bay since moving here in October '98. I like to catch 'em & let 'em go so I can do it again...

The neighborhood is not a pristine little neighborhood like some... but that's part of the charm. If you want cookie cutter... there are plenty of places to look... but CRE is awesome... The names of the streets are cool too... Bunkhouse, Crystal Rock, Arrowhead, Thunderbird, Golden West Way... those are names for a cookie cutter neighborhood....

The best schools anywhere in the state are right at the doors of CRE. Our kids have the best teachers. We also have the best chuches and the best Boys & Girls Club. PHS NJROTC is on the way to Nationals again... and that says a lot about our neighborhood.

Sure ... you can find more expensive places to live... and you can find cheaper... but I'm glad to live in CRE... I love my home... it's cozy... and I live walking distance from a Bay that people all over the world see on the map and wish they could play here....

As for the Board... let's remember... they're volunteers... that speaks for the neighborhood too... we have the best volunteers in the area... we are CRE...

Wouldnt' want a cookie cutter - no matter how big.... Our house is 4600 sf plus a 2100 sf walkout basement (yes, in CRE). The quality of construction - custom built - far exceeds others. 2/3 an acre but surrounded by open space lot and an unbuildable lot on other side. Can't beat the privacy. And we never could have afforded this elsewhere.

But my main point is.... there seems to be so many negative opinions..... I'm sure there must be people who actually like living in CRE. Much further north in Chesapeake Beach - homes are much more expensive but the crime rate is terrible. And the problems of Prince Georges County are not far away. I guess people pay more for homes in Northern Calvert Co. only because it's closer to DC. The quality of life is no better. CRE, Drumm Point, St. Leonard etc.. all seem much better. The only downside to CRE is the small lots.

IS the house new construction? There is one oddly large home in CRE that just doesn't fit in :lmao: right by the middle gate. But I don't know about 4600 sq. ft. (doesn't look that big)

My mom lives on the lake by Seahorse. She has a 3600 sq. ft. Colonial, on a cul-de-sac, but she owns all the property there...3 lots. I thought hers was one of the few in here like that, but her backyard is non-existent...HUGE side yard but none in the back. There is a 25 ft. drop from her middle deck to the ground (ouch). I love her house, but I love my 2000 sq. ft. split foyer, too :yay:

Hey my friend B has a home in the ranch on one the the back roads near the water. It is HUGES It has an elevator in it!! I am not to sure how big it is but I know it is over 3,000 sq ft..

:lol: that's not my mom's. Those damn steps are a killer...She could use an elevator :lol:

I like living in CRE. But like you said, the complainers are just too lazy to get involved to help fix and improve things but they are the first ones to badmouth everything.

Anytime you get a ton of people together in one area there are bound to be complainers. My Mom and my sister both live in the Ranch Club. My sister lives just off of Algonquin and my Mom is on Rope Knot. Beautiful homes and they love their neighbors.

I wouldn't give any credence to the negative comments. The Ranch Club has beautiful beaches and you wont see sunsets like those anywhere else!. :huggy:

I have been happy living here in CRE. Bought an old log cabin a year ago as a fixer upper.Beautiful inside with the aged western red cedar interior,but looked like a drabby dreary old place outside.I have pressure washed the exterior,cleared out the severe amounts of brush and overgrowth. My neighbors are astounded,and they are all nice people.Sure there are problems but then again you put a bunch of people together in a big housing community problems are inevitable. I still think CRE is a decent place to live.:howdy:

The Negatives You Will Hear --

Lake Lariat is dirty....Ok and tell me how many other communities have a lake at all? All freshwater lakes and rivers and the Chesapeake Bay have environmental issues. It's everywhere in the USA because we don't take care of the environment. But CRE and it's members will do something about the lake. I wouldn't swim in any body of water, except the Ocean... but Lake Lariat is a wonderful nature retreat to sit on the bank or paddle. I've seen many great blue heron, eagles, osprey and even a brown pelican while on the lake.

CRE has problems with the board of directors....Well, CRE does have a problem in that the dirty laundry is aired publicly. So, it will seem like there are a lot of problems when the truth is many people are very active in the organization, making sure problems are resolved. I'd be more concerned about a community organization that shares no information and charges $100 a month in fees which you get nothing in return but a newsletter. CRE charges are about $33 and you get plenty. My road is plowed immediately after snowfall every time.

CRE has a lot of crime.....simply not true. Per capita, CRE has less crime than other areas in Calvert County. If you want high crime, then go to Prince Frederick or Chesapeake Beach or St. Mary's county. High crime is really incorrect. Calvert County has some of the lowest of crime rates in the whole State of MD. If you find a community that has absolutely no crime, please tell me. I want to move there too.

Houses in CRE are on small lots and poor in quality. Not true. It is really a mix. There are many small lots (most are 1/3 acre), but not all. Many lots are double in size and the style of houses vary. Where I live, most houses are two story colonials with 2 car garages.

Let's look at the positives......

Lake Lariat and lots of scenic views -- especially if you live on the lake. 2 Bay Beaches which connect most of the time, especially at low tide which you can walk for several miles. A clubhouse - might not be fancy - but is very cheap to rent and on a high hill overlooking the Bay. An airport which makes for safe evacuations, not to mention the Jr. Pilot program for children. Horse stables. Holiday parties for adults and children. Fast access (in 5 to 15 minutes) to Solomons Island, the brand new Cove Point pool and waterpark, Flag Ponds Nature Park, Calvert Cliffs State Park, Navy Recreation Center, Boat Marinas and Launches, Nightlife at Solomons, Shopping, Post Office, Library, many nice churches, and excellent public schools.
