“Marinas have continued to perform better than other product types and have been less impacted by rising interest rates. Dennis Point provides a great entry into the market for this buyer, with a stable cash flow and a straightforward operation.”
Bull crap. Marinas throughout St. Mary's have slip occupancy rates in the proverbial terlit.

“The addition of a popular restaurant tenant has also been successful for the owners. What made Dennis Point so attractive to the buyer was the significant opportunity to build on the success of the existing operation.”

Did you watch Ozark?

Here we have a souvenir/t-shirt/beach gear shop on every corner. Most of them never have a car in the parking lot, yet they survive year after year. That screams "money laundering operation" to me.

NOT that I'm insinuating these new people are anything of the sort. I don't know anything about them or their operation, just making conversation.

I've always thought that the marinas down here are underwhelming, underutilized. They could do so much better if they upscaled a bit, cleaned up the grounds, really made it more of a destination than a quick restaurant stop and a place for the locals to keep a boat. A real marina with amenities to attract transient boaters.

But at the same time, the locals like it the way it is, out of the way, quiet. And I get that. Improve it to a big money maker, and the riff raff with attitudes move in.

Tall Timbers comes to mind. If you've never been there before, it's a long ride down an kinda overgrown dirt road and when you arrive, you're not really sure if it's a restaurant or just someone's backyard. First time I was there I wasn't sure I was in the right place. But the locals like it that way.

That is just what the new owner of Pt Lookout Marina is doing - cleaning up and making the place a destination.

The old Ricks would also make a great upgrade marina. It already has a built-in traffic flow from the park.
No - the Marina off Wynne Rd where Sunset Cove restaurant was that is now the new SALT restaurant.
They are trying, like the Pier 450. But the surrounding grounds look terrible, not exactly a destination. Courtney's would be another great waterside destination with trailer campsites, if it didn't look like hell. That's the primary reason I've never eaten at Courtney's, because of the looks.

Apparently you haven‘t been to Pt Lookout Marina lately. The new owner has cleaned it up and is making improvements to it everyday. Smith Island Cruises now leaves out of there everyday. RVFD just got a new boat and will be keeping it down there. I’ve heard the marina is putting in a lift just for this new fire boat. The pool has been repaired and landscaped. Docks are being repaired and replaced. Junk is being removed. He tells his employees they must make at least one improvement per day.

I wasn't referring to Pt Lookout when I said 'they are trying'. I meant the other places. And no, haven't been to Pt Lookout Marina in a while. I'll do a drive by next time I'm down that way.

Hmmm.... have to check. If it was St. Georges Island, I could just sneak thru customs.
Set this away from the bridge and the guards will abandon their post.
