I just bought a house about 3 weeks ago and I paid $250K. My realtor told me that anything over $300K was taking a long time to sell. But at the same time, he said that things usually pick up once it gets warmer...so we may see an increase in home sales soon.

It seems that is true, but they sure are not dropping the prices either. I haven't been able to find anything under $300k that has what I need. I think the best bet is to offer low and work your way up if you need to spend less. That is what I am doing.

Yeah we happened to get lucky. We bought a brand new house that had been on the market since Sept. 06. The price started at $299K and after 6+ months on the market and many price drops, we got it for $249K. There were 3 on the market...and once the price dropped, they all sold within days. It is a smaller house...about 1500 sq. feet but it has a one car garage, it is brand new, and it has the open floor plan that I wanted. I did notice that houses farther out...like Tall Timbers where we bought...are priced a little cheaper and you get more house for the money.

It only SEEMS like that much :jameo: We just signed a contract on a house in Lusby, the mortgage and the old lady's student loans will put us about $600K in debt. :doh:

Any more in the area you moved to? Im looking for an open floor plan also and it is hard to find under $300k so any help you have would be great. How long does it take you to get to PAX, or even the bridge to Calvert?

Not sure what may be for sale around me anymore. Like I said though...look farther away from Pax and the prices seem much better. I am in the Tall Timbers/Piney Point area and I know that there are houses down there for sale...just not sure of the what they look like. I saw a few on somd.com classifieds...many are under $300K with closing cost help.

I work right outside of gate 1 and it takes me about 20 minutes to get here. My husband works on the Solomons base and it takes him about 20-25 minutes...now if something happens on the bridge then it takes much longer.

My parents have one for sale in Wicomico Shores for $285k. It's on a corner lot, and has a detached garage and a screened in porch with a really nice pond in the yard. Not to mention the nice stone work around the bottom of the house. Inside there is a lava rock firewall where the woodstove is. My dad was a stone and marble mason. So there is a lot of goodies in this house! Just letting you know, its a really cozy house! :howdy:
