Question about property

When my parents bought their property, the owners (now their neighbors) took off 4.8 acres because it had a small rental on it that he wanted to keep. The tenants have since moved out and the rental is sitting there vacant. He has hinted around at selling the 4.8 acres to them now. Mom was asking what kind of offer would be reasonable for something like this in St. Mary's county. The rental is not really sellable, it was a garage turned into a small home. It doesn't have a well and still has the garage doors in it. :lmao:

Anyone have any advice as to what they can offer for something like that?

Here at the office we quote for insurance purposes per acre @ 50,000
Is any of the 4.8 percable?

I'd say somewhere between 475k to 725k..


But only if it's painted white.

It is most likely percable. We perked two places on my parents property and they both perced (sp) fine the first time. They bought the 19 acres from him for 250K.

What everyone else said....Depends too where it is at....They might have got the 19a for 250,000 but how long ago was that...If the 4.8a perks that will be worth something too..Go over and talk to the neighbors and see what they want to get out of it then make an offer from there...

Thanks for the Advice. Was trying to get a feel for the value of land with a somewhat usefull house on it, but I guess it varies depending on a lot of things.

Since this was originally part of the parcel of land your parents wanted to purchase, why not take the tack that it's already been paid for when the who farm was bought. It just took some time for the seller to get all his 'consideration' from the renter.
