SMC Proposed Excise Tax

What do you know about this? All I know is there is a proposal to eliminate the impact fee and instead use an excise tax. Is this going to be a tax on every property owner in SMC or just a tax on new construction?

There is a public hearing tonight @ 6:30 and I need a bit more info before I go to the meeting and make a fool of myself.

It sounds like a one-time tax on new development, but I could be wrong.

Typically impact fees/excise taxes are levied on new construction, especially housing. It's supposed to, at least partially, cover road upgrades, school construction and staffing, increased parks and rec demanded by the new residents.

Just to add a bit of humor into it, they want to tax county citizens for getting their daily excise, no matter if it's at a gym or at home (yes I know it's excise, not exercise)

Well alrighty then - I just Learned that I’m pucked!

I‘m in the early stages of planning to build a new store in Ridge. Still trying to determine if it will be economically feasible. It’s Ridge - one way in, one way out - so our customer base is limited. Currently there is no impact fee assessed on new commercial building projects. The current proposal for this new excise tax, which will replace the impact fee, will apply to commercial projects, effective July 1st 2023. I would like to build a 8000sqft building. The current excise tax proposal would have me pay more than $32,000 before I even get a building permit!! That is insane!

Oh yeah - for you guys and gals planning to build a new house larger than 3000sqft will pay more in excise taxes than the current impact fee. Remember- this was originally sold to us as revenue neutral. Yeah right!

I'm a Not From Here who demands no changes in the local community.
I try and be a good neighbor and fit in.
But all those kids absolutely need soccer and lacrosse fields, especially with lights so they can have night games.

What grinds me over here in Calvert is that the County acquires old farms for "preservation and heritage" and then builds ****ing soccer fields on them.

I think the Public Hearing about the budget is on April 15th at 6:30PM at Choptican High School.

Here is the current proposal for the new excise tax. Public comments can be submitted thru April 25th via email csmc@stmarysmd.com

A lot of changes need to be made to the current proposal. It's gonna take longer than 2 months (July 1 deadline) to get it right.

The price tag for a new roof for Great Mills High School alone is $56 million, with estimates for a new school running as high as $200 million.

So which commissioner's kid owns a roofing company in SOMD?
