Hello All -

Please forgive me as this is my first year filing taxes as a homeowner. I hear everyone talking about their Assessment Notices they recieved and how they jumped, etc. . .Well, I never recieved one. I also read that with these notices is an application for the Homestead Credit. What do I need to do? I am lost here!

What county are you in?

If St. Mary's, try calling 301-880-2900 to see the status of your property assessment. It could be that your home is not on the every-three-year cycle, and you've just caught it "mid-stream".

Like you, I didn't get a recent assessment notice, but I called that number on Friday and was told that I'll be getting my tax notice in Dec '08, and to just hold tight until I get that new assessment.

I also tried accessing the Homestead Credit web site to apply, but couldn't; apparently, there is a user id code (or someother terminology) that is given to you in your tax assement notice, and you can't apply for the Homestead Credit without that code.

This year they changed the Homestead Credit law. In order to claim it on your taxes, you must make a one-time application to get it.


MD Homestead Tax Credit
New Application Requirement

To prevent improper granting of this credit on rented or multiple properties of a single owner, a new law was enacted in 2007 that requires all homeowners to submit a one-time application to establish eligibility for the credit. The application form will be included in the assessment notice mailed to one-third of the homeowners at the end of December for the next three years. It also will be mailed to new purchasers of residential property.

Conditions

The tax credit will be granted if the following conditions are met during the previous tax year:

The property was not transferred to new ownership.
There was no change in the zoning classification requested by the homeowner resulting in an increase value of the property.
A substantial change did not occur in the use of the property.
The previous assessment was not clearly erroneous.
A further condition is that the dwelling must be the owner’s principal residence and the owner must have lived in it for at least six months of the year, including July 1 of the year for which the credit is applicable, unless the owner was temporarily unable to do so by reason of illness or need of special care. An owner can receive a credit only on one property---the principal residence.

The wesite that Charlesctygrl noted doesn't quite get you the application info. The applications won't be available until the end of February for 2008.

But here's the website. Read thru this page. There's some good info. And there's also a link to use to download the application once it is available.
