Hi,
This is about GAS furnaces ONLY……. NEED INPUT!
I am at a point where I need to replace my furnace. I’ve been doing some research on what to look for…… I’ve picked up on the AFUE meaning and that it seems I should go with one (furnaces) that has a rating of at least 90% and higher….. Not sure about 80%. I’ve learned that 78% to the 80% are one stage and that you can probably use the existing chimney. 90% and up usually is a two stage and are of a condensing type that would require a special venting and drain to remove water condensed from the combustion air. Etc…….. Not sure about the cost factor of a 90% Vs 80% AFUE furnace (purchasing power that is).

Now, has anyone had any experience dealing with GAS furnaces (within two to three years)?…… What is good or best, Vs price, as well as, QUALITY built into the furnace (meaning does the furnace continually need a electronic card or work done to it Vs once it is installed it doesn’t break down)… What to stay away from, etc.

We keep the house at around 72 degrees...it heats about 7 rooms the addition 6 rooms does not have a furnace yet and we have a couple space heaters on that side...
What else would you call something that workds THAT efficiently and keeps you warm at night, ALL night long??

I've had gas furnaces, oil furnaces, heat pumps.. and electric. The more efficient the lower your gas bill is going to be.. and with the gas furnace, i would have the gas company come in once a year to service it ($75 - 100) and NEVER had a problem with the one I had.. gas was probably the warmest house and most evenly heated house I had.

The newer gas furnaces are so incredibly small, it's hard to believe they heat a whole house, about 1/4th the size of my original gas furnace. I'm taking it for granted that you are talking about a Forced Hot Air Gas furnace, and not a boiler.... Newer furnaces don't have a pilot light, or SHOULDN'T have a pilot light.. less gas used, lower bill.. my hotwater heater, my stove and my furnace all had Electronic ignition.. and automatic gas shutoff if no heat was detected from the burner...

I have a Carrier Weathermaker 9200, which was installed with the house 10 years ago (new home in Waldorf). I have NEVER had a problem with it in 10 years, only have to change out the filters twice a year. I keep my house at 65 degrees in the winter, and my heating bill (from Washington Gas) is in the $78-98 range. THis is for a two story home with 5 bedrooms, rec room, large kitchen, living and dining room.

Not sure where you are located, but I also use A Plus Heating and Air Conditioning. THey install and have soem wonderful contracts for AC/Heat where they will repair anything broken under the yearly contract rate (I think I renewed for $168 last year, included AC and heat). They even installed a brand new AC unit under that contract in 2001. But my Carrier furnace is a trooper.

Gas is great. When I called the APlus guys for the AC they asked about the furnace, I told them gas. Um, ma'am, are you SURE? Most of the houses in that development are heat pumps, please double check. I said no, it's gas. I never had to turn on my oven for extra heat (like I had to do with a heat pump in an apartment and like my ex has to do in his townhouse).
