The Calvert Concept Charitable Corporation (C4), funded through a grant from the Episcopal Diocese of Maryland and other donors, is spearheading this initiative.

Makes me glad to be a Baptist!! Just sayin...

The programs will include the development of a $10,000,000 campus where eligible descendants of enslaved people and Native Americans of Calvert County can live for up to three years while qualifying to purchase a home or business. This campus will also be available to others facing social and financial issues such as teachers, hospital workers and public servants

If I didn't know any better I would say this was a sneaky developer looking to recoup some of their costs with a "charitable-donation" in the form of an up to 3 year rent-free lease with option to buy.

If you assume they are going to sell those houses anyways this way they can lock in current historic high property values, give away 3 years worth of rent on this higher cost rather than sit on inventory until prices come down.

I.E. say the house is currently "worth" 500k, but they can't sell them. Instead of sitting on inventory and paying for upkeep and a security guard let someone live there for 3 years and write off $75k of rent payments, then sell the house for the more reasonable $350k price 3 years from now when prices come down and loan interest rates are more reasonable.
