Keep in mind, if you have not bought a house since the market bombed, banks and appraisals are a bit different than before, so if this is for a refi, for instance, might want to check with your lender before paying up front for an appraisal they wont use. House I bought last year had two appraisals, one was 35K less than the other. Appraisers were hired by two different banks.
