Anybody Buying or Selling a House this spring?

I was just wondering what people think of the current real estate market. We moved here a few months ago and are renting since it looks like the local real estate market was in a cooling off period and we figured we'd look around a little bit before buying. We'll be here three and a half more years or so and would probably end up renting out whatever we bought when we relocate.

Our friends who moved here with us in the last few months and purchased homes think we are crazy and wasting our money on rent. I have met two different couples who bought a few years back and are preparing to move and sell say we made a smart move. They all have bought or are getting ready to sell homes in the mid to high 300's. Any thoughts?

We have also been offered a 4 bedroom 3&1/2 bath home, ready next summer from Lincoln Military Housing. It looks appealing, in exchange for BAH we'll get a brand new 2,500 sq ft home in a new community with a pool and playgrounds etc. They are planning to build behind Target/Giant on 235. Depending on the market, we may consider moving there or purchase a home for our remaining time here in PAX.

BTW, I LOVE it here, it is so much nicer than Norfolk/VA Beach where we came from.

Did I mention my house has a pool and a bon fire pit with a patio around it.

I don't know what BAH is but if it's military money then I say you may make out like a bandit. Existing home or the home above. Let me help you out in case you are still deciding...

Yeah, they showed us the new floorplans last week at a housing meeting and they look really nice. We are currently "renting" an apartment on base, but sometime this summer (presumably in June/July) they will be moving us out of here and into the new places. I'm not sure if my wallet will like being within walking distance of Target, but we'll see. Oh yeah, the new units will also be professionally landscaped and maintained and have detached garages located behind each single family home and accessed by a alleyway/driveway.

The housing behind Target is going to be reserved for E-7 thorugh O-3 I think and the housing that is slated for Wildewood will be soley for enlisted families, no word on when they will be built.

We are still open to buying, I just want to time it right (not intrested in feeling like we were had when we could live in a nice rental for a while). I am feeling good about holding off though.

As a military spouse I say go for the new housing. We lived out in Camp Pendleton where Lincoln built the new housing over a year ago and it really is nice. As a Real Estate Agent I say right now is a good time to buy a house. Long and Foster along with Prosperity Mortgage has a program right now called "Helping Those Who Serve". As a member of the armed forces you would be eligable to get a better deal and more likely to be able to afford to buy something in your area. This program ends March 31st, so if you are interested you would need to do something soon.

Do you really think the government is going to build SINGLE family homes for military personal of any pay grade to reside in??? With the prices they sell for here??? Oh, and all you have to give up to live there is your BAH/BAQ and COLA??? :lmao: It's my understanding that the single family homes being built behind first colony are for the general public to purchase and that the TOWNHOMES being built are for off base housing in the same area. Either you misunderstood or slept through that meeting.

Oh! And dont' forget! Your going to get to pay your own utility bills now. Your going to have to watch that thermastat!!!

:howdy: **E-7 is a enlisted paygrade!!!**

If you don't have children, your not in housing nor will you get in housing. (personal experience)

But to answer your initial question, yes, it is a buyers market right now according tot he demographics I've seen.

Thanks for your comments on the housing at Frist Colony. Any new info on the contamination will be appreciated. I will pass along anything I find.

I did not sleep through the meeting and I can read floorplans and maps thank you very much! The SFH's are slated for E-7 through O-3 (Sr Enlisted through Junior Officer) and the Wildewood community will be for enlisted families ONLY, sorry I did not specify that earlier. As my husband is prior enlisted and now officer, I am well aware of how that works. YES, the military does build SFH's for Military, we lived in a SFH for almost 4 years in VA Beach, walking distance to the beach and base ammenties!!! It was great since my husband was deployed 2/3's of the time we were stationed there.

We'll see what happens, which is why we are still open to buying a home in the area instead of going with housing. Thanks.

This is just my opinion but, I think it would be smarter to have E-1 - E-7 in the places behind First Colony. Younger enlisted personnel with families are more likely going to have only one car. Why not put their housing within easy walking distance of shopping and save the Wildewood housing for Sr enlisted and up through O-5?

The Wildewood housing, is this the same area that they were working on that is behind St. Andrew's Estates?

Thank you for clearing that up. I guess what I was trying to tell her is she can't go wrong with either decision. With the market the way it is, now is the time to buy. However if they aren't convinced of that I know that the housing Lincoln provides in CA is great. Also I'd like to add that unless Lincoln manages the housing out here differently than they do on the west coast, there is no out of pocket cost for heat, electric or water.

I still find it incredulous, that after all the hoopla in the news, about turning the existing and future housing over to a private contractor to manage for the purpose of 'saving revenue' that they plan to provide single family homes to active duty personnel. :confused: And to include all utilities? That isn't what I've read and been told.
