Suz' -Thanks for the welcome, I have really enjoyed and learned a lot of interesting information from this forum.

I think utilities will be included, at least for a little while and if we do have to pay, there will be a break in the "rent" to cover the expenses for normal utility usage etc...

paying utilities in privitized military housing

What will happen with my utilities—will I need to start paying for them?
Yes, Service members will now be responsible for paying their own utilities. Service members will receive a utility allowance that will be calculated annually and based on historic information. If a service member conserves utilities then that service member will pocket the difference. If a service member does not conserve then that service member will probably pay some out of pocket costs.

Just wondering, has anybody had luck selling this spring? I am feeling MUCH better about holding off purchasing a home now, many of our "smart" homeowning friends are starting to worry since most of us will be moving in another 3 years.

It looks like the construction is in full swing at the housing project in First Colony too. I am looking forward to spending the holidays in a brand new home. Any thoughts?

My home was listed FSBO and sold w/in 2 weeks. There is another that just listed this week. However, I've noticed houses not moving at all. One house I looked at about a month ago has been on the market since August 2006. It is in the Leonardtown area, beautiful from the outside, but the inside was discusting and nasty. Unbelievable for a house that was listed for almost $450K. :ohwell:

I was just wondering what people think of the current real estate market. We moved here a few months ago and are renting since it looks like the local real estate market was in a cooling off period and we figured we'd look around a little bit before buying. We'll be here three and a half more years or so and would probably end up renting out whatever we bought when we relocate.

Our friends who moved here with us in the last few months and purchased homes think we are crazy and wasting our money on rent. I have met two different couples who bought a few years back and are preparing to move and sell say we made a smart move. They all have bought or are getting ready to sell homes in the mid to high 300's. Any thoughts?

I got a nice house in Hollywood. Out of the way culdisac. Just got appraised for 391K. :yay:

My buddy goes to settlement this month on a house in Persimmon Hills. Not sure what he is going to do with his current house in Patuxent Knolls. He is trying to decide between rent it or sell it.

I sold my house in 30 days. The market was so slow at that point that we closed in less than two weeks.

And that is why it is still for sale. There are too many houses on the market to choose from that are in much better condition. If they were to bother with painting and adding a few new fixtures, it would probably sell.

It smelled of cat, and was just unkempt. It wasn't really filthy, it just wasn't ever really cared for. The paint was the original flat paint from when it was first built, and it was in pretty bad shape, not to mention it gave the "blah", "boring" vibe.

Do you really think the government is going to build SINGLE family homes for military personal of any pay grade to reside in??? With the prices they sell for here??? Oh, and all you have to give up to live there is your BAH/BAQ and COLA??? :lmao: It's my understanding that the single family homes being built behind first colony are for the general public to purchase and that the TOWNHOMES being built are for off base housing in the same area. Either you misunderstood or slept through that meeting.

Oh! And dont' forget! Your going to get to pay your own utility bills now. Your going to have to watch that thermastat!!!

[\QUOTE] The housing behind Target is going to be reserved for E-7 thorugh O-3 I think and the housing that is slated for Wildewood will be soley for enlisted families,...

:howdy: **E-7 is a enlisted paygrade!!!**

If you don't have children, your not in housing nor will you get in housing. (personal experience)[/QUOTE]

Just an update, the first block of the Officer Housing behind Target/Giant is now ready for occupancy. The only ones ready are 4 bedroom homes so if you qualify and want to move in, you should call up Lincoln Military, they should have these homes all rented out by Christmas. The rent for the housing equals BAH and utilities are included! They are over 2500 sq feet, with 3 and a half baths, kitchens with granite countertops and stainless steel appliances and a gas fireplace in the living room. A detached 2-car garage is located behind each home - NICE!
