On Wed, May 14,2008 the CC Commissioners will hold a public hearing at
7:00 pm to increase real property taxes. The Commissioners are proposing to maintain the current property tax rate increase of $1.026 per $100 of assessed property value .(who got reassessed recently?)With the increases in the assessed value of real property, the County estimates that property tax revenues will increase by 9% if the current property tax rate remains the same. What this means in plain English is that the County Commissioners want to increase the amount of property taxes that you will payin FY09 another 9%. When you think about the 16% reduction in the market value of your home and the fact that Charles County has the highest foreclosure rate in the state, you have to wonder why the Commissioners would even concider raising the property taxes of their constituents.
Is the rationale for this increase due to the belief by our County officials that we are not an excessively taxed jurisdiction?
Here are some of the facts:
1. On average, property taxes statewide have decreased 1.5% annuallyeach year from FY04 to FY08.
2. Most counties have lowered real property tax rates since FY04, 4 counties have held steady and only Charles has raised it.
3. Charles County now ranks 5th highest in the State for property tax rates.
4. There are multiple increases related to the housind market such as closing costs, recordation fees and medium tax estimates.
Please attend tonights public hearing and inform the Commissioners that enough is enough and it is not theirmoney that they are playing with. We are all paying higher gas prices, increase in the cost of food because of gas and we don't need the CC to rub salt in the wound. Because of the POOR planning in the development of our county, most of residents have to commute to other locations to earn a decent living as for the most part there are very few living wages in CC. So we are out there every weekday morning in miles and miles of bumper to bumper traffic burning gas that we can not afford to earn money to pay for homes that if the increases continue we will not be able to afford.
