Really? You enjoy running your mouth and challenging people who desire a better place or improvement, don't you son? I find it interesting how you have established a record of protecting development. It would behoove developers to listen to their communities, perhaps then they would not be looked upon with such ridicule and disdain. The large corporations who have descended on places like southern Maryland could care less if they obliterate every local business within sight. At one time, local businesses did very well here, of course that was before the predators came into town. But as one poster stated, in order for local businesses to survive they must be supported by the community.

There are a number of residents who care about where they live and would like to change the landscape but unlike a lot of the developers, builders, and politicians around here, did not get a hand up from daddy and mommy. Just to enlighten you, there are many ways to affect change without applying for bank loans. Are you intelligent enough to figure that out or are you such a linear thinker that I need to explain it to you? :coffee:

My suggestion to you, is if you don't care about where you live or if you have a problem with people who do care, move in with Merlin, Petie, and DoNothing :buddies:, I'm sure that Petie has room in his dog house and you all can get behind each other to your hearts' content - now that would be a sight to see. :jerry:

BTW juvies, with regard to a topless bar, I expect that all the self-confessed, right-winged conservatives (please refer to this forum) in SoMD might have a problem - if not, they are the hypocrites I suspect they are. And just so you boys are up on County regs., a go-cart track would be fine but it would have to be located within an approved land use zone (think zone designation, neighboring properties, noise ordinances, etc.). If you want these things, I suggest that you go to a bank and ask for a loan and then submit your plans to the County.
I'm right wing and conservative and have no issue with topless bars, in which way am I being hypocritical?

Well, I figure if you can afford to sit in your water front compound and sip on good wine and food..

You'd be the one amongst all of us that could afford to put their money where their mouth is, and would actually build what they wanted and not just sit and whine about what they wanted.

Or are you really not all that??

:yeahthat:

Steed just doesn't get it.

Developers building businesses in the DEVELOPMENT ZONE. Imagine that. If the community didn't want those businesses, there wouldn't be customers there and the businesses would go under.

I love Texas Road House
I am pumped up for the epic battle that is going to take place between Texas Road House and Long Horn Steak house once they are neighbors.

Why on earth would you have TWO steakhouses within spitting distance of each other and a third (Outback) just up the road?

Just because they are Steakhouses does not mean they are the same! Different chefs, cooks, receipes, and meat.

My wife and I prefer the Longhorn in Waldorf to Outback, others the opposite. Let them all thrive.

Also, Western Steer when it first opened was good, had many dinners there and often work lunches for birthdays or going away, an excuse to take longer than 30 min lunch. Western Steer was ruined when they painted bricks white and went NASCAR. Could get all you can eat soup for $1.75, Golden Corral was good until change of management. Don't judge the ending of these restaurants with their glory days.

The problem being, "nutz", is that these developers have little vision. Would be good to see more versatility, such as an art gallery, new movie theatre (that has been discussed forever), little parks, putt putt golf, etc. Instead, the same old tired business formula is being used over and over. RT 235 strip malls and restaurant rows can be seen all over the country. Would be nice to see some local businesses. Oh, and BTW, more affordable housing is needed. But basically, people or I should say mindless sheeple don't really care as long as their bellies are filled at the trough and it's convenient. :howdy:

Actually, the developers have great vision. They bring a concept, get the fed state and local approvals then sell for a profit. Move to the next project. They only stay on when they find the local climate very agreeable to their way of thinking. Affordable housing and section 8 are two entirely different concepts. Sheeple,as you claim, are only out for instant satisfaction. 10 minutes is a long term invest for most of them, yet they'll wait in line for an hour or more for a chance to dine at Outback (et. al)
Now, try and open a new business all on your own, Zoning, approvals, permits, fees, signage fees, permission, inspections, legal fees, committees, on and on. It is not a task for the faint of heart or light of wallet. And that's all if the neighbors don't object to your plan.

"NUTZ" - am in agreement with your post. Developers do indeed have great vision, that is great "personal" vision. The first hurdle they must pass is local government, then state, and then residents. If local government's eyes light up with $ signs, the developer knows he/she is close to the finish line. And of course, the money may be good or bad depending on what it buys. Having been here a very long time, I have had the advantage of observing the workings of our local government. One thing I have learned is that the community is at the bottom of the heap. Only on occasion have I seen a community win but only after a tremendous battle. I find it a shame that we can't all work together in an attempt to satisfy everyone to a certain degree. But for all the countless community meetings, letters, and testimony, it all more often than not falls on deaf ears. I'm not saying that the County does not work hard because I know, personally, how hard those folks work and it certainly isn't often easy. But nor am I gullible about the back room conversations. You can get a sample of what people want by reviewing the "movie theatre" thread on this forum.

With regard to housing, yes, there is a difference between affordable housing and section 8 - both are needed. And as far as opening or attempting to open a small business, been there done that, not something I want to repeat. Thanks for the reasonable conversation!

Because the liberals are all lock step in their beliefs..

They don't understand the idea of individual thinking.. if you're conservative you must beleive 100% of everything ALL conservatives think.. just like ALL liberals believe and abide by 100% of what they are told to believe.

I consider myself conservative, and am a registered Republican, but I think my posting have NEVER fallen lockstep with any one-line party or beliefs.

I'm a Conservative, that believes in the right to Bear Arms, and am a gun owner (or used to be, until that fateful day me and Gilligan were out on a 3 hour tour).

I'm a Conservative that believes in less governemnt intrusion into our personal lives, no matter how "good it is for us!" Government shouldn't be able to mandate the size steps in my house, or that I HAVE to have smoke detectors.. or anything inside MY house for that matter. Nor do I believe they should mandate seatbelts, or helmets, or tell me what's good or not for my kids.

I'm a Conservative that believes less taxes raise revenues.. as proven again and again through the history of our country..

I'm a Conservative that believes in the right of a woman to make her own decisions as to getting an abortion. Not mine, nor the government's right to make the choice for her.

I'm a Conservative that doesn't belong to a church..

I kind of fly in the face of what a liberal thinks a conservative is, as they think, like them, we all believe the same things and toe the line 100%, and obey our appointed masters like they do.

Well let me pin a medal on you, Bob. :coffee:

You're the jack-ASS that stereo-typed and knows exactly what every single one of us believes. Probably far from the first time you've been proven wrong, I'd have figured you'd be better at it by now!
