What love is all about
I was thinking about this today. Are they building these in two spots? If you go to their web site it shows they are being build over on Moakley Street but they are building some on Fenwick Street.

The buildings themselves look really nice, but the lot they're built is on hilly and crappy.

With condos I would be asking some tough questions about the HOA fees these days such as the reality of what happens when your neighbor doesn't pay the dues, who parks where etc.

And even with the most recent price cuts, I think they're still overpriced. This builder is probably hating life if they're the same one that built all those empty business condos over there in the shopping center next to the hospital. It's a shame those weren't the residential ones. The location and lots is much nicer.

I checked into this.
the dues are between 70 to 100 dollars a month depending on what the size of you condo is but here is the thing... there are NO ammenities. no pool, tennis, walking trails. no gym ... etc... what am i paying for? 88 for trash pick up? Keeping the grounds clean? what else is thereI'll drive my sweet butt right to the dump and do it myself if they would just charge me $44.00.

My loan officer also told me that after the 3rd and final building goes up and the HOA takes over that the condo fees can more than triple? Can you belive that?

There's a lot more to condo fees than meets the eye. They typically include the property tax, insurance, and future maintenance of the building, new roof etc. Special assessments can go into the thousands or worse.

A huge one I forget to mention is what's the policy on rentals? What's stopping all your neighbors from renting their units out and turning it into a nasty apartment complex?

I'm looking at THs too. My price range is not that hight though since its just me.

I agree with Chasey. Back several years ago, before the craze, when you could buy one of the brick Wildewood condos for 80k, that was sensible. Paying 200k for a glorified apartment is a bit on the crazy side, especially in this economy.

There is a great condo in Calvert county for the same price and its a 2 story. A litte more reasonable.
