Good places to live in St. Marys

no, not every forclosure. But as I was hazarding a guess that they were on a tight budget, I have seen all of the forclosure in the area in the lower price ranges. they all ARE crappy and uninhabitable. Lol. If you can look in the 300k and above range..there are some good deals. under that, though...nothing. any that are halfway decent get snapped up before they are even listed. I found one really super awesome good one(huge, under 200k pretty new)..basement had mold it just needed new drywall (it wasnt black mold) and we were one of about 15 offers on the place...in the first three days it was listed.

Yeah, I know what you mean. I've been looking online to look at current housing market from time to time. I noticed for a very nice house with minimal fixer upper projects are over $300k. Anything under $300k usually have problems and need a lot of work.

We have 3 dogs and 2 cats, they are all well behaved and older, they dont have accidents or tear anything up, they are all very good in the house.

Any reason that you're NOT looking at base housing? A large majority of our base housing is new and very nice. Some on base, some off base. Something to consider...maybe.

I have a pit bull and I dont think your allowed to have them on base, Im not sure where to look.

Tall Timbers and Piney Point are located really close to the water. Very nice areas in decent school district. Lexington Park is the worst choice for St. Mary's County; unless it's in the Town Creek area or Esperanza Farms area.
Bushwood is pretty far from everything.
Hollywood and Mechanicsville are both nice areas.

I would say a small chunk of Lexington Park is suspect - specifically the area bounded by Great Mills Rd, Chancelors Run to Pegg Road. Otherwise same Hillbillies, or SMiBs, as the locals are proud to call themselves abound.

try contacting Ella blaine. She helped us buy our home..and she was super fantastic. SO was on travel during a good portion of it, and she helped us coordinate signatures and everything. She knew so much about the various foreclosures and properties around, and she was so pleasant to deal with. She went above and beyond for us on a few occasions..I can't say enough fantastic things about her..and if you put your email in on her site...she will send you a weekly foreclosure list of all the foreclosures in the area..

Do you know about the area where Patuxent Park subdivision or Columbia Commons subdivision is? Patuxent Park is off Yorktown Road and Columbia Commons is near Pacific Drive and Liberty Street

Stay far away from ALL of those places! If you do get a house there, you will never be able to get rid of it. All the other places you named, Callaway, Mechanicsville, etc are good places. Also, Lexington Park has the most crime in St. Mary's County. It's not horrible, but it is the worse. Good luck!

Wow. You have to remember St. Mary's county is not divided in to easily grouped townships, towns or cities. Everything down here is grouped by zip codes with defined subdivisions or wide spots in the road with a name.
Lexington Park is one of the three largest ones. It has probably a half dozen subdivisions which are the equal to most any others in the county. Town Creek and Esperanza Farms are two to start. Others are south of the base. As the case all across the country there are foreclosures and short sales throughout and coming on the market all the time.
I would start by narrowing your choices down by size, schools etc. Find a Realtor to help you.

I used Jennifer Goddard Jennifer Goddard - Century 21 New Millennium Realtor when I bought my home 18 months ago, she is excellent at what she does! It was a forclosure & she had us at the closing table in 30 days(2 days before Thanksgiving at that), so dont let people tell you it can't be done. Your price range will greatly effect the type of forclosure you're dealing with. We were on the high end so we had lots of choices. If you dont plan to stay in the area more than a few years I honestly wouldn't buy with the housing market right now.

There is a 2 pet policy in navy housing and the OP has 5 pets. One of the OPs dog is a Pit Bull. Pit Bulls is one of the breeds not allowed in housing.

I live in the Pax Park and have enjoyed it for seven years. Is it the star of suburban living? No it is not. It is a multi-ethnic neighborhood. Some people take care of their homes, some don't. Can you live in a fairly small home? If not, then Pax Park is not for you. If you can, and enjoy the diversity of the counties most "urban" area then you can have an enjoyable time living here.

I'm retired Navy (1996) and enjoy living in Pax Park. If you have any specific questions feel free to ask in either PM or public. I live here and can give you first hand opinions unlike others who base their opinions on past history or rumors.

Good to hear! I just rode through that neighborhood last week and thought to myself that it was a place I would feel comfortable buying a house. I had numerous high school friends that lived there in the 80s and it was a great place then. You are within walking distance to everything you need! :buddies:
