House for sale in the CRE

So I was looking at a house for sale on the bay in Lusby........

What I'm curious to know, is it really as bad as this forum makes it out to be? I am fairly quiet (except for my car), keep to myself and am pretty laid back.
Just want make sure I cover all my bases before I totally say no to a house in the CRE.

We lived there for 15 years and rented for one.

We found it was a great place to raise a family. Our kids were able to go to their friends without too much worry.. Depending on where the other friends lived, they would sometimes meet up halfway. They fished at the lake a lot and spent most of their time at the beaches and helped with some of the teen activities CRE used to have. Not sure what they have now..

As they got older, things changed some. They would meet up with other friends out in town and hang out...

A lot of the problems depend on location. Its no different than a small city. You have areas with Vandalism, other areas with Drugs and then you have the quiet areas of CRE that rarely have to deal with either one of those things. We got along with most all of our neighbors with the exception of one, after they bought a barking dog.

Other than that, we really liked living there.

That is probably the house I was looking at. I didn't bring up the thing about the cliffs, partly because there was a huge thread about that a couple of months ago and I needed to do my own research.

I'll remind you again, There is waterfront and there is WATERFRONT.
There is no WATERFRONT in CRE

I'm not sure what they mean either and don't understand why they repeated it.
I guess they are trying to say there is property where you have water access, property where you front the water but don't have access (i.e. a cliff) and water view (the water is across the street
- thems just my guesses

CRE is apparently not just a HOA, it's a special tax district as well, sort of a super HOA. Like any HOA you probably want to know how restrictive they are and what the dues are as well as the services. I believe the realtor (seller) has to give you that information.
The realtor would also have to tell you of any easements, rights of way and other items against your land.
Nobody (but a neighbor) can tell you about the neighbors and the hood.

Good luck, maybe you can get a good buy on a nice property.

Ok.. waterfront is a piece of property that has no water depth at the end of a pier ,And that's If you are allowed to own a pier by the HO assoc because it will be Non riparian rights to the waterfront and all of the people in the community have access to your waterfront that you pay a mortgage and taxes on. Waterfront tends to be in ####ty lower cost neighborhood's that can't afford to pave all the roads and take care of the Assoc property.,,, play grounds...parks...marinas...ect... I can go on and on but Iwould hope you get the point. WATERFRONT is everything the other is not. You own the riparian rights, its not a swampy bug infested piece of land. You have good water depth, property is not washing away with the storms and big tides. You tend to be in much nicer community's, your property value will increase over the years. Do yourself a favor and learn about real estate and and learn about the differences. Sorry to ramble on.

That's all well and good, but I never said it was waterfront or WATERFRONT. I just said it had a view of the bay.

Thanks for trying to make a some point, and I'll give you some credit for trying to be ironically witty about it. At least you can entertain yourself and pay homage to your father by pointing and then explaining his stupid saying about waterfront and go even further by trying to pass it off as some real estate knowledge.
I guess when I look through real estate listings, I should make sure I pay attention to the capitalization of certain words and make sure I sufficiently understand their possible underlying meanings.

But like I said before I am probably not smart enough to understand you and your father's BS.

No one has mentioned the Home Owner Association annual fees. Last I heard it was something like $350 a year, not sure of the exact amount. And for that you get to play on the playground and swim in Lake Lariat aka Lake Justice when it is not contaminated with fecal matter?
