I did mention Heritage Harbour to my mom. I know a few people that live there or have lived there. One of my best friends lived there until he passed away last year. I visited him many times, including when he was at the rehab center there. It seems like a nice place. I think my mom is determined to get a waterfront though and I don't think Heritage Harbour has any waterfront -- or do they?

I am pretty sure they don't. However they did just build a real nice pier out into the south river. Either way the water is very close and accessable.

I talked to her about it and she's pretty much just into the view. She never uses her pier or does boating, fishing, etc. And she likes the idea of a big view like the bay instead of the small view she's had on the creek for so many years. I guess I understand where she's coming from. The view of the water is so calming and mesmerizing. Once you get used to it, it's hard to give up. I am concerned about storms though, especially being right on the bay.

I have lived in NB/CB for the past few years and I know the building your mom is interested in. It sounds like she is looking at the newly released upper floor units. Make sure she checks out re-sale values of the lower floor units. There is a condo building on 3rd Street in NB (Southwinds) where some original owners paid over $450K for their 3br/2ba units a few years ago, and there is now a similar unit listed for $339K. Same thing has happened with Horizons. For example, Unit 401 sold for $465K in June 2006, resold for $379K in June 2009; Unit 306 sold for $348K in February 2005, resold for $320K in March 2010. I don't know how these units compare to the one she's looking at, just that buying a brand new unit when the existing ones are losing so much value might not be a good idea.

You said you live in Lusby....has she looked at Asbury Solomons? Water views (the Patuxent, not the Bay), lots of senior activities, etc.

Good luck to you mom and hope she finds something that's perfect for her!

Thanks for that useful info. I didn't even think about new vs resale when I saw the listings. Makes a lot of sense to check out the resales. Also, I had heard about Asbury and figured it was going to be a lot higher cause of the extra care and services. I think she's trying to hold out on that for now, but I'll look into it. Thanks. :yay:

What survey are you talking about?? I have never in my life, heard of anybody retiring to New York -- the real estate tax is outrageous all over N.Y. State - about twice the rate of Maryland's.

I'm talking about the survey mentioned in the 3rd post above by aps45819 (Welcome to the real world). It says Juneau is the 2nd best place to live and Albany is the 5th. My point is I wouldn't move to those places cause of the cold and snow. Why move someplace just to save a few bucks on taxes if you're going to be miserable.

I was visiting my mom yesterday and apparently they are building a new condo building that may have a decent view of the south river... Just a thought.
