Also, remember, that there is only about 73.4 and 83.8 percent return on the money spent on a kitchen remodel. And what with the going labor rates, for good people, and the higher cost for materials and appliances, it will probably be less of a return.
If staying, design how you want it. If selling in a couple years, design to be a neutral as possible. Because what you like, will not be what others like or want.The kitchen is tired and worn out and has serious traffic flow problems. Might downsize and move in coming years, so looking towards resale value. The house was built in the early 90's and does not have any features that buyers are looking for - no open concept, no high ceilings, no 1st floor master, etc, but at least maybe we can upgrade a new kitchen with an island.
Given the stories I'm hearing about materials cost and availability lately, maybe all that gets done right now is a design (or two or three).
Or maybe try to get on one of those HGTV shows - don't they always gut the entire main floor and get everything done perfectly within budget in 6 weeks with no missing materials or permit/inspection hang ups?
