You own the structure (house), not the land (owned by the Gov't and leased by the HOA or some thing along those lines) and they must be owner occupied (no rentals).
IMHO:
- great starter home
- cheaper than renting
- pride in ownership
- may build equity
- tax write off, small since low rates and low sales prices but there none the less
- establish payment history which helps credit report ratings
I know a lot of people that live here. Its an HOA. You have to be approved to live there as well as having 20% down on a home. The houses are really close together and you have basically NO PRIVACY. There are special rules such as how many pets you can own & what kind, no renting, etc. It is very cheap which is a bonus and gives you access to the community pool. A lot of elderly live there and a predominately white neighborhood. It is a nice neighborhood and some nice houses I can say, however, Indian Head sucks. I live here and I dont like it. If you have children and live in this neighborhood they will have to walk to school or you will have to drive them because the bus does not come for them if they go to the middle school that is in that neighborhood. For answering me, schools are not an issue and it seems like a nice neighborhood. He's still looking into it, I think he's having a problem getting any real estate person to call him back.
My wife and I bought our first home there back in 1991. We lived there for over 10 years. As Mark said, great way to start out or to retire. Cheap living. My only concern would be that most of those homes are now almost 70 years old and in need of some major work. The area/schools around Pot Heights has deteriorated in the last 20 years IMHO.
I've heard that IHES, GSMS, and Lackey have all gotten way better.![]()
Dont know about the elementary schools/middle but as far as I know Lackey is terrible. Apparently it used to be a nice school but now you can find almost any drug you want there. I went to Gwynn Park which wasnt much better but was told Lackey is on the same level as GP now. DRUG CITY.
Not sure wher you got your info, but you just described every high school in the US.
