I know a lot of people that live here. Its an HOA. You have to be approved to live there as well as having 20% down on a home. The houses are really close together and you have basically NO PRIVACY. There are special rules such as how many pets you can own & what kind, no renting, etc. It is very cheap which is a bonus and gives you access to the community pool. A lot of elderly live there and a predominately white neighborhood. It is a nice neighborhood and some nice houses I can say, however, Indian Head sucks. I live here and I dont like it. If you have children and live in this neighborhood they will have to walk to school or you will have to drive them because the bus does not come for them if they go to the middle school that is in that neighborhood. You own the structure (house), not the land (owned by the Gov't and leased by the HOA or some thing along those lines) and they must be owner occupied (no rentals).

IMHO:
- great starter home
- cheaper than renting
- pride in ownership
- may build equity
- tax write off, small since low rates and low sales prices but there none the less
- establish payment history which helps credit report ratings

I'm from IH. A majority of my family is still there. A few of my friends and family members live in Pot Heights. According to them renting is either now allowed or it's up for vote.

My mother moved me out of there over 20 years ago because it was getting a bit rough. But, it has improved so much now. I wish I had the option to own a home in St. Mary's that was so affordable. The monthly fees are a bit high but it beats rent. It's like lot rent for houses. BUT you do get waste removal and access to the pool.

Man, now I miss my Ward's Store penny candies. :ohwell:

I loved growing up there. Now, I did hate the walk to school but it was a safe neighborhood. I loved the small town feel. I think we knew just about everyone.

My wife and I bought our first home there back in 1991. We lived there for over 10 years. As Mark said, great way to start out or to retire. Cheap living. My only concern would be that most of those homes are now almost 70 years old and in need of some major work. The area/schools around Pot Heights has deteriorated in the last 20 years IMHO.

For answering me, schools are not an issue and it seems like a nice neighborhood. He's still looking into it, I think he's having a problem getting any real estate person to call him back.

As those are not classic real-estate deals but rather some sort of co-op membership, the interest of real estate brokers in those PH houses may be limited.

Dont know about the elementary schools/middle but as far as I know Lackey is terrible. Apparently it used to be a nice school but now you can find almost any drug you want there. I went to Gwynn Park which wasnt much better but was told Lackey is on the same level as GP now. DRUG CITY.
I've heard that IHES, GSMS, and Lackey have all gotten way better. :yay:

By all measures, Lackey HS is considered the lowest-ranking of the 6 public HS's in the county.

Overall, the town of Indian Head in recent decades has lost its cohesiveness and community feel that it had in olden times. Residents there must travel away to LaPlata or Waldorf for major shopping/dining, or 5 minutes away to Bryans Road for more routine shopping. The Catholic elementary school recently closed, as did the Navy Golf Course.

Some positives about Indian Head include, the Black Box stage theater, the excellent warm indoor swimming pool available to the public at Lackey HS, the new baseball fields, the new community center on the Village Green, the nice library at Bryans Road. A major defense/technology office project is under consideration.

Psst...you can get almost any drug you want at any high school.

Not sure wher you got your info, but you just described every high school in the US. Lackey is no worse than anyother school in Southern Maryland.

just FYI

Apparently the only way to purchase a home in Potomac Heights is with cash. There are no loans available. From what I understand you have to borrow from one of their lenders and they are not making any loans for Potomac Heights at this time. Would suck if you were trying to sell a house there I would think.
