There are lots of places that are way cheaper then here. Maryland is the 4th most expensive state to live in! Atleast it was last year.

They have my house listed as 1 level and 2300 Square Feet. They're missing 2 levels and about 1000 square feet. :shrug: It's currently listed a little over what it was appraised for about a year ago.

Mine's the same way -- they have the lot size and sales prices right - but they not only don't include the finished downstairs - which has been finished since about, oh, 1975 - they don't include the extension over the garage which was done ten years ago (about 500-600 sq ft).

But it's not bad.

I'm wondering if when my house was first built if the basement and the upstairs was unfinished? That's the only reason I can think of for it being listed as 1 level. :shrug:

I also heard that a basement can't be used in the square footage assessment. I thought it could be classified as "liveable space" if it was finished and had windows. Ours has windows on all sides, since in reality, only a few feet of our house is actually under ground. :shrug: Does anyone know about the rules for this?

I am not sure but I think it has something to do with exits in case of fire, and those little 1/4 windows don't count.

Our windows are full size, well maybe slightly smaller than a full size, but they're all double hung windows and plenty large enough for even my large behind to crawl through. We also have a sliding glass door, as well as two regular doors in the basement, so exiting in case of a fire is easy peasy. :yay:

I am shocked at the value of a 3 bedroom townhouse condo in Upper Marlboro. I owe about 50k on it and it's valued at $195k. I need to raise the rent, again!

Well then you should be good to go, I guess the site is just not 100% accurate, looks like maybe about 80% accurate with what I've seen so far.

I would say that anybody looking to move better do it now before the market declines. These values can't last forever. Our house has increased 150% in 7 years. That trend can't continue

I couldn't imagine selling and trying to buy now. At least not in the same area. It would be great if you moved out of state to the middle of nowhere, but if you're looking to sell you're existing home for a new one, you're really not making out. :shrug: I feel awful for anyone that has to buy in this market.

Day looks often, but I'm not at the point where I want to move...yet. I would much rather wait a little bit (a year or so) before seriously looking for something. We both want to be in the Leonardtown school district before the girls reach middle school. Hopefully by then things will be a little more appealing. :faint:

It'll probably be more expensive. I can't see the housing costs going down in this area any time soon. We're still not near the cost of N. VA homes, AND the base is getting more people and projects, so the housing shortage is going to continue for many years. At least that is what my magic 8 ball tells me. :biggrin:

I agree with you 100%. With all the new people and projects coming to Pax this area isn't going to drop at all for a very long time.
