Just how dirty are St. Mary's cars?

The monstrously large Magic Tunnel car wash is under construction on 235 in California. Now they want to build another car wash half a mile up the street.

A couple things:
If the developer meets all the conditions and requirements set out then it's legally real hard to deny the project. It doesn't matter whether people think it's a good idea or needed or not.
The example I'll use from this is the "fees in lieu of". A couple complaints were that those fees wouldn't immediately fix the problem. That's correct (probably) but the fees are imposed for a future fix, that's why they're assessed. Once again, if the developer agrees to them it's real hard to deny the approval because those fees won't be expended immediately, especially when the jurisdiction and not the developer controls the upgrade the fees go to.

I see that all the complaining about nails salons and Dollar stores has now been extended to car washes.

With all the development proposed for that intersection in recent months, guess improvement of the intersection itself is out the window.

The Magic Tunnel car wash is amazing, it's not monstrously large. Don't be afraid of nice things...it's going to be a hell of a lot better than anything else we have.

Not to mention they do fun things like have haunted car washes for Halloween and other holidays...ya'll complain about anything.

They should have denied the Nissan dealership due to traffic concerns.

This extends to any car dealer if you can't unload the car carrier on your own property and not on the main road you should not be there.
Even if they do have the space, they still unload cars in the turn lanes! Saw this at the new Ford dealership a few weeks ago. That parking lot is YUGE yet, they parked the car carrier right in the turn lane to unload :doh:

Did ya know that it is Maryland law that all car dealerships can only be located directly off the side of roads? Hence why they all placed there.

Side note: Those Magic Tunnel car washes are owned by Gott. Hear he named them after is paramour, Magic Tunnel Sally. *Legal disclaimer: Kidding.

Also, this is the location where they want to put it, where, really, it is already a cluster if one needs to go north after leaving RT4 during high traffic flow times. I have seen those mandated planning notice signs there at the corner. I could never read them becasue those signs were way to small in size with unreadable small text from a distance even from the car while in the lane to Andrews Church Rd waiting for the light to change. Who would stop there blocking traffic to get out to read those signs? Thinking the developer did that purposefully so there'd more public ignorance regarding the matter.

I can see lots of rear end collisions in the future. Someone slowing down to turn into the establishment meanwhile, one of the multitude of azzhats that race up the far right lane to get ahead of traffic before the road goes down to 2 lanes will just rear end them. Plenty more wrecks to add to the daily tally!

And count on a lot of piss-poor u-turns at the first intersection so they can get back to the carwash on the other side of RT4.
