Land Prices

I'm 2 old 2 die young!
How does one go about figuring out how much to ask/offer for a piece of land that is just a wooded lot? Should it be appraised or is there some sort of formula for figuring it out?

It takes money to buy land. Cause they ain't making anymore:razz:

I looked at that and kinda got some idea. It's 3 acres of a perced wooded lot. I didn't really want to get it appraised, was just wondering if there is a fair way to figure a price.

A real estate agent (such as myself) can give you compareables of what is active and what has recently sold to help you come up with a price.

Fair Price = what ever the market will bear!

Looks that way. :jameo: I am sure when we do get ready to sell, the buyer will get it appraised if he doesn't like our price.

A perk is not based on the amount of bedrooms or even bathrooms.

OH vince you are incorrect here

the last property I built a house (in ST Marys County) on was perked for 2500 sqft house not to exceed 3 bedrooms.

Like wise other lots on the same street perked for 4000sqft not to exceed 4 bedrooms.

I have seen perks in wetlands areas of virginia only allow 2 bedrooms.

They didn't look at that back in the 80's. Times change.

Same thing I was told with my house. Even with my bonus room with a closet and correct sized window, my house will always be a 3 BR because the perk does not allow for more.

I'm also a Realtor..

Lots in St James-Valley Lee range from 150k-179k
Lots in Hollywood-Leonardtown range from 170k-200k
Lots in Mechanicsville-Charlotte Hall range from 180k-210k

With a wooded lot you need a Forest Conservation area, meaning you couldn't just clear the entire 3 acres..

actually even the older perks in the county crry a size limitation through the health department. They may not have been specifically spelled out orginally but I have looked at older perks on houses from the 70's and found notations on bedroom limits.

The county thinks they can control growth that way :lmao:

Had mine perked back in '85, but Calvert County. Don't know what they go by. I had to have a certain size tank for whatever bathrooms were in the house, so many feet of field drains and they wouldn't let me put an above ground pipe for cleanout. County code has changed since and, I think, now you can have a pipe that comes above the ground for septic cleanout.

You got an excellent price, you cant get swamp land for that around here now. I m in the industry and can tell you wait a few mths, and you ll make way up in the money(if you decide to sell)
