How does one go about figuring out how much to ask/offer for a piece of land that is just a wooded lot? Should it be appraised or is there some sort of formula for figuring it out?

A perk is not based on the amount of bedrooms or even bathrooms.Dougstermd said:also depends on perks etc.

the last property I built a house (in ST Marys County) on was perked for 2500 sqft house not to exceed 3 bedrooms.
Like wise other lots on the same street perked for 4000sqft not to exceed 4 bedrooms.
I have seen perks in wetlands areas of virginia only allow 2 bedrooms.

Had mine perked back in '85, but Calvert County. Don't know what they go by. I had to have a certain size tank for whatever bathrooms were in the house, so many feet of field drains and they wouldn't let me put an above ground pipe for cleanout. County code has changed since and, I think, now you can have a pipe that comes above the ground for septic cleanout.Dougstermd said:actually even the older perks in the county crry a size limitation through the health department. They may not have been specifically spelled out orginally but I have looked at older perks on houses from the 70's and found notations on bedroom limits.
