I will have to check into the county and see what is scheduled to be built etc. I will also check some bigger banks to find out.
I figure that if we stay at a 300k limit we should be a little strapped for the first month or two but we will both be due for substantial raises within the first two months we will be in our new home so that will ease the tension of the money tree if you know what I mean. I have looked over costs and bills and incidentals. It is not a good thought when talking about an 1800 dollar mortgage at 22-23 yrs old.

My 2 cents, I wouldn't count on this at all......Get what you can afford now not later.....

To everyone that has their opinions on my love life, try and get one and maybe you won't down others. I guess the people that don't forsee my and my gf making it, since they know me and all :confused: , can predict the future. So tell me since you guys can predict the future, whats going to happen in years to come in the area, whos the next president going to be. The fact that I can sit here and be more mature than the older people on this site is a joke. I am asking simple questions trying to get advice from what I thought were experienced and decent people. Most people that have responded have been very helpful....and others...well lets just say get a life. Laughing and making fun of others on a website is pretty pathetic.

Playing house with your girlfriend is fun right now. But entering into any contract with her, or she with you, is foolish. We'd all be telling her the same thing. Both of you, get a different attorney, and get some advice. While they're working on your real estate contract, do a pre-nuptial agreement too. It's easier to deal with all of this now, while everyone is happy.

As single folks, starting careers, you have ~everything~ to lose, because right now you have nothing. Some people will be able to negotiate through the emotions of a breakup, and reach a fair settlement between them. Other couples will need attorneys whose job is to rip the other spouse/party apart, take as much as they can, and who cares if its fair as long as they get the most for their client.

How would you like to be 30 or 40 with no house but you're still making the mortgage payments, your retirement accounts have been pillaged, and you need a roommate to afford the rent of a 2 bedroom apartment. Your girlfriend/wife is bitter, and could care less about your problems. A little legal structure now will save you that pain, should something bad ever happen to your relationship.

Hopefully, one of you has responsible parents who will step in and prevent you both from making such a dumb mistake at a young age.

To put this into perspective, you're talking about an hour or two of legal advice, a few pieces of paper and a couple of signatures. Several hundred bucks now is a drop in the bucket compared to the big picture of building a life together, and it's money well spent. I don't care if you're buying a dog or a $300K house. Negotiate these details NOW, while everyone is happy.

I think you took the information wrongly. People were just suggesting that you first share a last name before committing to a $300K loan with someone. However, I've known plenty of married couples that couldn't make it together and ended up divorcing and spliting their marital property. At any rate, good luck finding your perfect home! :peace:

workin hard- I completely agree with what your saying and have the same thoughts about buying a home. The only reason I was putting that information out there is because it is a comfort zone for first time home buyers that are a little leary of a monster house payment. I like to look into the future also to see where we will be with our investments. But I do see your point and believe me I wouldn't go into something if I didnt' know I could push it, even though it scares the living crap out of me.

Chris ... a lot of us have been down the road your heading and speak from experience. Take Oz's advice ... get the legalities worked out on paper if you're not going to get married right off the bat. :yay:

Would you tell them the same if they had been married for say 2 years and were 23 years old?

Marriage is a piece of paper - a contract, just as a loan. IMO, it doesn't matter if you're dating, married or friends. :shrug:

I understand the perspective of, what if we dont' make it and have a house together. That is definately a thought in the back of my mind but at the same time, I plan on being engaged before we would move into our new home. So I plan on being married shortly after we do move into the house. I would not do such a thing to play house. I'm trying to build a home and future. I would not participate in such a large investment with girlfriend that I liked alot and might be with. I may be young but i'm no such idiot. I appreciate the thoughts on the matter though because I do know of alot of people that get caught up in the same situation and get burned in the long run. But I also know of marriages ending the same way. It is a chance you take either way.
