Culture shock is what you are in for. You will either hate it or love it, no inbetween.

I guess we'll see what the future has in store for me, what areas are reasonably affordable but still nice?

My wife and I moved here about 6 years ago. When we first arrived, she didn't care for it too much. Now she says that if we have to leave she's going to miss the mild winter weather. Before coming here we were both living in Cleveland, Ohio where 60-90 inches of snow is typical in the winter.

Hello all, my wife and I are relocating to PAX river in late November/early December. I can't seem to find too much info online about the base or anything at all about the area, My wife is wanting to complete her bachelors degree in Nursing and we can't find a school close to the base, I would like to buy a house but can't find anything, I would love to liveaboard a boat but can't find anything, Please Help!!! Also if there is anyone familiar with HX-21 please let me know some info. Thanks ACK

I know of a pretty sweet house boat for sale. My co-worker has it for sale. He's getting out of aerospace and buying a Semi...yep, he and his wife are going to become truckers. No kidding. Let me know if you are interested in seeing his boat.

Also, HX21 is V22. That's where I am. :yay:

I would like to see pics of the boat if possible, I'm not sure what unit I will be with but looking into the bas I would think that I would be at HX-21.

Probably, VX-1 is also a possibility too.

It's not that serious
We just moved here about 3 weeks ago and my husband is VX-1... Culture shock is right! We came from Hawaii so it's a double wammy I guess... from what I can tell so far. BAH sucks. I don't know your rate but with ours it was near impossible to find anything offbase that wasn't falling apart. We ended up living in Glenn Forest and our house is nice. I'm going to have to get a job though... the cost of living is higher than Hawaii and we lost our cost of living allowance. My husband is in VX-1 but he hasn't started working yet so I couldn't tell you anything about that. So far the people seem nice, the weather isn't too awful, the scenery is nice, but I still like Hawaii better :p.

The BAH that I rate is equal to Southern California where I'm at right now which shocked me-the housing market and rentals are so inflated here I never thought that it would cost that much around PAX, from what I hear base housing is a joke and has a long wait list so living off base is our only option, I don't think that we are going to buy a house there so if anyone knows of any nice rentals for around 1000 please let me know, thanks-ACK

The base housing off of Willow Road is comparable to what you'd find at Pomerado Terrace (just a hop, skip, and a jump from MCAS Miramar.) and is pretty secure as well. Not sure of the wait, but it isn't as long as you'd find in San Diego.

Prices have gone skyward...back in 2001, I bought the 3rd home in Mariner's Cove, paid $185K for it...and in 5 years it more than doubled in value. Part of the reason for high prices is of course NAVAIR HQ moving to Pax, but also you can see that St Mary's County is turning into a bedroom community of DC. All I can say is that the real estate will not get cheaper, and if you want to turn your BAH money into an investment, I think it would be safe to say that you could turn your BAH money, with some out of your pocket, into $70-$80K after you sell the place 3 years from now....not too mention the tax advantage you get.

Best thing you can do is to get ahold of an agent, who can assist with either rental property or a purchase....I tend to recommend purchase...probably because I've watched the homes I've had double in value while I've owned them

Pax River Housing number is DSN:342-3847, FAX#240-895-0385. It may be a good idea to touch base with them to see what the wait list is like. It can't hurt to sign up for housing. If you send them your orders, and a housing application, they put you on their advanced list. Then when you detach, you move over to the actual waiting list. Doesn't make sense to me why there are two lists, but I guess they like to know who is coming ahead of time. I am sure the housing lady can explain it much better than I. Good luck!

Really, no wait for enlisted housing? Is that because its pretty nasty or just that there is not that much E guys there? I would really like to purchase a home but with my wife not having a job there yet and she being a full time student I don't see that as the best financial decision???However I am a newby to finances in terms like that, I am looking for a 1 or more bed townhome, condo, or house to rent or if the price is right then buy??? First Time Buyer here so very precautious, especially in a new area, but I do know that we will be there the last week of november which will be hard b/c of Thanksgiving, any ideas please leat me know, and we have a dog too so it has to be okay for him to live there, anyone know fo any god programs for nursing schools, your help would be appreciated mucho!!!

What a small world....I am prior Aircrew HS-6 (San Diego) and my husband is stationed at VX-1 in Pax as H-60R Aircrew. I'm doing the nursing thing myself at CSM, which has a great program by the way. We've only been here for a year, but we'd be happy to answer and questions / help out in any way.

Yup, it's sure not the best, but I've seen worse as well. In the coming months, we are getting ready to be moved out of our unit, into another housing development, because they are demolishing stuff, so they can put up new units here. IMO, since we have kids, and only 1 income, it's too expensive to live out in town, but you can work around that. Good luck to you finding a place.

Glenn Forest, if you get a remodeled unit, is really nice as far as military housing goes :).

If you do decide to go with housing here, there is in fact a wait. I was just at a mtg tonight to discuss our moves, so no new people will be moved into anything, until all people here are relocated. Lists will be frozen until about December.

What school is CSM? Is there a wiat list for the nurisng program like here in California? Whats the average ya'll pay for a 1 or 2 bedroom apt.? I really can't wait to get there to see what life has in store for us, it soundsl ike I'll love it but my wife will hate it-isn't that how it always goes!!! But really a mojor goal for us in getting school done-I'm 2 years into a 4 year degree with Embry Riddle which I know they do have a campus on PAX, and for her we gotta get her nursing stuff done- I really appreciate ya'lls hospitality.

CSM is the College of Southern Maryland. Here's the website for further details.

In order to get into the nursing program at CSM you have to have the prerequisites completed and then you have to petition to enter. They only accept petitions two times a year. There is no waiting list, but everyone who applies doesn't get accepted either, they pick the ones with the best GPA and the ones with the most of their general education completed. This fall they only accepted 60 new students into the program.
