As a matter of fact I have some dirt cheap furniture items to unload, I should post them.

Up on the MLS now. CA8050772. NetRealtyNow seems good so far. They sent me the forms (three of them) last night, I submitted them this morning, they posted a temp MLS, I had them make a few corrections, and they had it active by 4pm. I haven't paid them or given them a credit card or anything yet. Great to be able to see it listed everywhere first to make sure they aren't screwing me over or anything.

I also looked at the classifieds here again after everyone posting about having success selling stuff. There are only 29 houses listed, which makes me think it's not used much, but every house does have a lot of page views (500-1000+), which seems like a good thing. I may still post it there.

2 days till open house. Packing and cleaning continues...


P.S. as for the whole advertising on the forum thing. I think it's clear from all my posts that that wasn't my intention. I didn't post anything about the house until people started asking. I also don't think it's worth much as advertising. People looking for a house will go to the classifieds, not read through a thread on finding a local MLS listing service. I'll be pretty surprised if I make a sale from this thread. I am thankful for the advice i've gotten, and hope I am able to contribute and benefit others who are trying to sell their homes.

I am pretty sure the owner can handle rule enforcement as well as adequately bitch slapping people who need it.

Regardless, the thread is interesting and I wish him well, but since he mentioned specifically not advertising here

then he should probably cough up the $35 and do it just out of courtesy at this point. It may even help him in the end

Things have been going well so far. After sending my info in to flat fee realtor at 9:30am Wednesday, he had it listed on the MLS and Realtor.com at 4:00pm same day. By about the same time Thursday it came up on Redfin, Trulia, and a bunch of other realty sites.

Thursday afternoon I got a call from a buyers agent who had a client who wanted to see the house. They came that evening, and while I was talking to them, another realtor called and asked if he could bring a client by in 15 minutes. Then while I was talking to them another realtor called to verify the open house this weekend and said she would be here with her client at 10am. Now today (Friday) i've gotten two more calls from realtors saying they are bring clients by Saturday, plus someone else who emailed me who is coming (I think without an agent).

That's all for now. Hopefully this will be a big weekend. Definitely a big change get it listed on the MLS. Unfortunately that means I'll probably have to cough up the 3% (about $5k), but I guess that's the price of doing business.

Good luck to you - sounds like you have some good prospects. I checked and it's listed on franklymls.com as well as the ones you've listed. Shouldn't be long before you have a buyer! Place looks very nice.

Just once......but 3% of my house was over $20K so figured if I was saving that much, I'd find out how to do it right.

Your first shot is your best shot!!!!! I can't stress that enough- people that are home shopping are home shopping and when some thing new comes on the market you will be flooded with these people seeing some thing new on the market. If you don't make a deal now, it may be weeks if not months before you get any more calls. You will be waiting for new buyers to enter the market vs all these buyers waiting for a new showing to enter the market. Don't believe me, ask all your offers how long they have been shopping for, doubt a single one of them will say "just since yesterday, what timing eh"; they all have been looking for several weeks if not months. The time is NOW!

I had so much interest the first week, I rejected 3 offers and raised the price. 3 months later I sold for exactly what one of the original offers was but that was 3 more mortgage payments I made, 3 more electric bills I paid, 3 more months of taxes, etc- guessing it was some where around $15K-$20K lost when all said and done. Expensive lesson, don't make the same mistake.

Now you have to start looking at things like how long until settlement, who has the strongest lender letter, how much money down and a whole host of new things. Home inspectors and appraisers and how to deal with them and so on.

You need to start looking at tax implications as well. 1031 Exchange? Check with a tax person AFTER Monday (tax day is 4/15/Monday) to see what you can do to save yourself some money on that end, small things can add up to a lot of money percentage wise real quick.

At first I thought so too but now I'm seeing some good solid advice. I've tried to get realtors to sell my lot too but they just aren't interested. It's just a lot not a house.... it's only a place for a house... and jobs.... but they just don't seem to want to handle such a small sale. Maybe I can use some of this information and do it myself.

After all.... agents do have to put in a lot of hours before selling just anything... and there are a lot of people who aren't qualified to buy.

You should- lots are easy sells. Lot- do I like the location, the lay of the land and the size of it are pretty much the only questions a buyer has to ask themsevles. You don't have to do showings or clean before they get there or any thing like that.

Now with a house it is do I like the size of this room, do I like the carpet, do I wish it were wood, it if was wood, do I wish it were another type of wood, do I like the paint, do I wish it had crown molding, do I wish it had another type of molding, do I...like the other 400 things going on in this room times how many rooms in the house along with do I like the location, the lay of the land and the size of it. Lot more things to think about or nit pick vs just a piece of land.

If selling a lot, just don't get in to any questions about financing and builders and so on. Tell them to research that on their own dime and time as most people wanting to build a house have no clue what it takes to have a home built. It is not as simple as putting 3% down and saying build me this on that spot like some people seem to think.

How to sell a lot:
1- sign up for Weebly (cheap website design, pay for a site name, not weebly.houseforsale.come but houseforsale.com) and make a webpage with plat, topography, tax record, few pictures, contact info, etc.
2. Make a 1 page flyer using good ink with 5-10 bullet points and website address. Bullet points being maybe distance to base/major roads/city (use miles around these parts because 3 miles sounds short but we all know that could take 3 hours on the right day) or what school zone you are in or whatever else would interest a buyer. Put on your flyer that you are willing to work with home builders (they will want a deal but it will be a quick most likely cash sale since they aren't going to risk putting their product on your lot if they don't own it and then sell to the buyer as a package).
3. Put a sign in the yard with For Sale and website contact info on it along with a $10 box from Home Depot with the flyer in it.

If you get some calls/emails/website contacts but no offers you are most likely at least more than 10-15% too high on price because most people don't want to haggle more than that.


nebeno- another thought on your home, pictures look like it may be just you (no kids, dog, etc) which means you have a low electric bill. Flaunt it!! Show them your electric bill and remind them you were in the house working with you coming in and out all the time, electric saws going which are like hair dryers on your meter, etc. They will think "Our $200 electric bill now will be down to $100 as well, we can afford this house just on the Energy Star alone!".

Sorry for not posting for a bit. I am under contract on the house! Everything has gone amazingly well so far. Here's the timeline:

Day 1: Posted on Zillow & Craigslist
Day 3: Listed on MLS for $299 with NetRealtyNow
Day 4: Two showings
Day 6: First day of open house, three people came through
Day 7: Second day of open house, 5 people came though
Day 8: Realtor called to ask if house was still available, his client would be making an offer!
Day 12: Received full price offer!
Day 15: Accepted offer. Got a call a few hours later that someone else wanted to put in an offer.

I've passed the home inspection so far. Still need septic inspection and appraisal and then I should be good to go (it's never certain until closing though).

The person who bought the house came to the open house Sunday afternoon.

So i'm plenty pleased with these results of course. The open house was pretty effective I think. I had a number of people come without realtors, though several of those had a realtor they would use if they bought. I had 4 open house signs out, but mostly to direct people as we are a bit off the main road. I didn't feel like I had any nosy neighbors or random snoopers. Most people seemed to actually be house hunting, and a couple were near the end of their lease and needed to buy soon. I honestly do not understand why Realtors kept telling me open houses don't work. Maybe my experience is unusual. As it is though, I would strongly recommend having an open house. I had a couple realtors call to say they would come during the open house, who would have otherwise scheduled to see it another time. That would have meant more separate times cleaning the house, which is absolutely the hardest part of selling a house.

Having sold without a realtor, I am saving $5,069 on my $179,000 sale (179000*3%-299). Most of my time selling was the clean up, with a realtor would not have done anyway. So actual time a Realtor would have spent will be around 20 hours max, which equates to about $250 an hour. That's certainly more than I've ever made before!

Due to the response here and asking friends, I would recommend others list their house on SOMD.com. I was planning to after the open house, but already had an offer. I asked several people where they heard about the house, and everyone said Realtor.com, Homes.com, and Trulia.com. The only interest I had from Craigslist was people asking if I would do rent to own. I don't think I had any interest except from MLS related listings actually, including the couple people who didn't have a realtor.

Another note: one of the most common arguments I hear for using a Realtor is because they understand the contracts. In my experience of attempting to buy a couple houses, buying this house, and now selling it, Realtors don't understand the contracts any more than I do. Every contract I have seen has had multiple errors. They are generally small, and so I let it go (I don't think they could handle me rewriting their contract), but don't let that argument scare you. You can also pay a lawyer a couple hundred bucks to look over a contract. Certainly not worth the thousands a realtor charges.

This is long enough for now, I'll post some more thoughts later, and will keep everyone updated on the process. Closing is early June.

You guys have given some good advice! I will be selling my house probably July frametime and this thread has given me a lot of info. Thanks! :buddies:

Congrats!!

There are a ton of Realtors not making any where near $250/hour. You had an easy sale so it looks easy, if one needs a Realtor (most don't in my opinion) than a Realtor can be priceless.

Appraisal- be there for it and work with the appraiser on when they are going to come look at your house. Tell them you are available on short notice if you are, are open to any day of the week, etc. If you have a prior appraisal, offer them a copy so they don't have to do every single measurement or look up every single field on the appraisal report (Tax ID number doesn't change, neighborhood boundaries hardly change, etc). They will be in a good mood (time is money) and that could work to your advantage if needed.

Inspection- same thing, be there for it and work with them on schedule. Talk their ear off, ask them all kinds of questions. They are on time lines and may not point some things out that they normally would just so they don't have to explain it to you. Offer them a ladder so they don't have to take one of their truck, again time is money for them and being nice like that can save them time and they may be more favorable to your report because of such. They have to justify their jobs so it is more than likely some thing will come back on the report. If it is little, fix it. If it is a bigger issue, offer the sellers a generous credit and make it their problem. Most jobs seem to start small and end big, let that happen on their dime and not yours.

Taxes- I "think" the tax people bill the owner on record as of July 1st so it could be important to settle before then. You said June, just saying if some thing comes up push for before July 1. You would still end up with the right amount of money but I seem to remember some thing about taxes being billed on July 1st, my mortgage company paying the taxes from escrow and then me waiting for a refund instead of the new owners being billed for the taxes and me getting my escrow refund at the settlement table.
