Modular (not mobile) Homes - Pros and Cons?

Livin' Like Thanksgivin'
Well, this one comes with a detached garage, and a hot-tub and pool table inside a "cabana house" on 1.5 acres.

It is only 960 sq. ft. though.

It's 10K above my price range, and I'm going to go look at it tonight. The fact that it's been on the market for 30 days may have the owners scared, and if I really like it, I may make a low-ball offer for 10K less.

It's in Lexington Park.. off of Willows Road in a subdivision called Fortsburg Plains??? :shrug:

My realtor says it's a nice area. I don't know anything about it.

I didn't get it because I couldn't compete with the big spenders.

It was already at the very top of my price range and I gave the best offer I could feel comfortable with (and even that I wasn't overly comfortable with), but there were 8 other offers besides mine and most of them had escalation clauses.

I was also considering a "to-be-built" inside CRE, but the builder decided to take it off the market because he's too far behind in his other projects.

May aunt and uncle live in a modular and they have a basement and haven't had any problems for 20 years. You would never even know it was a modular unless someone told you. Hubby and I have been researhing homes lately and are starting to lean that way just b/c it's cheaper and faster than building from scratch yourself and you can never tell the difference once it's together.

There is sometimes a stigma with pre-fab modular homes, but this is like Catt said because of ignornace. I used to feel the same way and think they were just an upgraded mobile home, but then a good friend of mine bought one and I called it a mobile home and she educated me real quick. :biggrin: I started checking into them when we lived in NC to see if she was right and she was!! These are just houses that are built in a factory and then brought to the site instead of on site building which can have delays. These homes now days are held to the same specifications as site built homes and have to go through the same appraisals and inspections. My friend has had her modular for almost 7 years now and loves it. They haven't had any problems and it is VERY roomy on the inside. I am sure they increase in value because they have and have had for a while a large line of credit on the house. Good Luck!:cheers:

I think that a lot of the homes behind San Souci Plaza are modular homes. Take a drive though after work and take a look.

The houses behind San Sousi are mobile homes or trailers because they have a metal frame underneith them a modular is all wood construction

I am pretty sure the show Sharon spoke of is the same one I have seen, and yes, it was quite impressive. Modular homes are built in a factory, so you do not have the weather exposure that many stick built homes get. I have seen some extremely nice modular homes. It doesn’t hurt to take a look.

Older modulars really are little more than trailers. In fact, some early "modulars" really were double-wides with the wheels taken off, you can still see the axles if you look in the crawl space. But newer ones can be better then "stick-built" ones. If you doubt that, check out the "American Dreams" houses on Rt 5 in Hughesville, next to the tobacco barns. The colonial house there is beautiful.

There's a fabulous home out there for you...just wait and see!! Sometimes it takes a while and you have to look at what seems like a million houses first - but you'll find it! :smile:
