need house on mls

i have a very expensive house i need to get listed on a mls. i dont want to pay a listing agent 3% so i was wondering what you guys recommend for a site to use. do any of them allow you to pay when it sells, or are they pretty much all up front? which ones do you recomend?

So you want to use the MLS, that the people who charge 3% own and operate out of their commissions, fees etc., but you don't want to pay for it, have I got that right?

There is no fee to list, but there are fees for special attention to listings, more than allowed pictures, signs, etc. Takes a day or two to complete because you have to sign some documents and provide proof of home ownership. Awesome service! :yay:

All of them are about the same. FSBO.com is what I used when I sold my house by owner back in mid 2006 and they seemed to respond within a reasonable time frame to any changes I wanted made to the listing.

In this market I would without a doubt offer 3-4% to the buyers agent and/or a bonus to the buyers agent! Even back in 06 I had many an agent stop by prior to bringing their client to make sure I would pay them commission. Realtors are in the business to make money- they will not take their client to the house that best fits them if they are not getting paid to do so!!!

Another thought- you can price your house to be for sale or price it to sell. Be realistic! If your house doesn't sell within about a month be ready for the long haul- months if not years unless you get on the ball which in most cases in this market is a price reduction.

I see many people chasing the market down- if they would have listed their house 12 months ago at what they have it priced at right now it would have sold back then.

I'm in the market for a house and have watched this one house. Was listed for over $800K and now under $500K- which is still too high. I would have gave him $500K a year ago; now my number starts with a 3...

Everyone else- I have $2500 cash finders fee if I find home of choice. If I have a contract accepted I WILL SETTLE! If for whatever reason I can't- I will still pay since it is not your fault!!!

Heck, for $2.5k you’d think you could get:

Details on the current mortgage and any other mortgage originated in MD the current borrower may have.

Details on any other property the borrower may have on the MLS.

A CRA (Comparative REALTOR Analysis-Is the listing agent a “chronic overpricer, 30 day price dropper, how many other property does the listing agent have with DOMm/p average")

DOMm/p and any price changes therein.

Preliminary plat.

A court records search (divorce/foreclosure/bankruptcy?)

Keep an eye on Redfin. While technically not in our area yet, their MLS search engine has recently (or so I’ve noticed) included SoMD. Mucho info.

Also, FranklyMLS.com Virginia & DC MLS via Keyword Search & Wiki. Homes for Sale has a very informative search engine/blog.

My opinion on Realtors (and lenders and waiters/waitresses/etc) is the whole system is flawed. Working off a percentage means the more their client pays the more they make.

Why do I say waiters/waitresses? Takes more work and trips to my table to serve me a $20 steak with sides than a $90 dozen of crabs but the tip on the crabs is 4 times as much as the steak??

Sorry for the rant- back to Real Estate. Wwithout bringing ethics in to the equation; why work harder (to get a lower price) to make less? Doesn't make sense to me...
