Neighbor's Stuff on my Property

I live in Calvert County. We recently got our property surveyed to build a fence, and come to find out, some of my neighbor's stuff is in our yard.

What steps do I have to take to get it removed? I know some areas have different regulations (have to give 15 days vs 30 days, etc.). A Google search was not very helpful in this department.

What kind of stuff?

If it were my neighbor, I'd just go over and say, hey, I'm building a fence and can you move your stuff back into your own yard?

I would tell the neighbor very tackfully that you had the survey done and it appears that some of his stuff fell inside your property and that you would appreciate if he/she could removed them before you build your fence. You probably need to show the markers left during the survey.

If perchance I'm the neighbor you're talking about, show me the survey pegs and I'll get onto moving the shed today. I knew when I put it there it was awful close to the line, and if it's actually over, which I suspect it might be, I'll move it. It'll take me all day, though, so don't get too impatient.

I knew when I put it there it was awful close to the line, and if it's actually over, which I suspect it might be, I'll move it. It'll take me all day, though, so don't get too impatient.

Which brings up another point. If my neighbor had a shed or some other hard to move item and it was only a few feet over my property line, I doubt I'd make them move it. I'd most likely just go meh, and build my fence so that it doesn't include their shed or whatever.

We're a pretty laid back bunch in my 'hood, which was one of the attractions to this house.

The last few yards and the road entrance of my neighbor's driveways is mostly on my property. I've thought about putting up a fence there; they would still have enough width left to ride a bicycle or motorcyle in and out. :evil:

Hope you never have to sell your house. It will be an issue then.

Why? If it's just a few feet, no reasonable person should care about that. And if they did care, they probably aren't going to be happy in this neighborhood anyway.

That . Property that you give up claim to, or property of yours that someone else maintains for a minimum number of years (7?), becomes their property and can legally take claim to it regardless of your pre-exisitng platt.

No really though... When you sell your house a survey will be done to make sure of the property line. If the buyer has a dispute you have to correct it. I can tell you things can get ugly even over being a couple of feet off; and cost you thousands of dollars fixing it.

:yeahthat: And depending on what county you are in, if it's a permanent structure it has to be so many feet from the property line.

Nah, it's not a structure. Just a few odds and ends.

We have dealt with this neighbor on other issues in the past (so you might get your epic neighbor battle anyway) and they are usually inconsiderate and confrontational. Would prefer not to talk to them face-to-face.
