I know it might be a hard concept to grasp, but there are many pet owners out there who don't let their pets damage property. :shrug: And kids will ruin houses much quicker than pets in many cases.
I have found that people in So. MD are much quicker to rent to pet owners than people on the Shore. It's rare to find a place over here at allows pets. I especially love the "house on farm for rent....no pets allowed" ads.![]()

I saw a few of those when I first moved here and was looking.
Actually, I'm not sure yet who is more destructive... We don't 'let' our dogs be destructive, but Cpt Retard-O-Dobe has run THROUGH the sliding screen door twice now... pretty comical when it happens... and I rescreen myself, so no biggy... the kids keep opening the door to their room too energetically and the knob knocked a hole... kids spill.... dogs dribble... Kids spill pudding, dog gets diarhea... It's pretty even so far, LOL.
So far I think the kids are far more destructive (cosmetic things, not major things) than the dogs, but that might change as the kids get older.![]()
Agree there, except the carpet for us... it's supposed to be off white... supposed to be... bad color choice I know, duh, huh? But, the option was to keep this carpet and not worry about it getting destroyed or put in new carpet and risk having to pay to replace it. We kept the old carpet, LOL.
As the kids get older they should get smarter and less prone to stupidness than the dogs... Keyword SHOULD, LOL. Our dogs don't chew or any of that, don't claw, etc. The worst 'intentional' damage was some idiot walking a dog through our yard and Harley went bananas and nearly took down the blinds in the living room. Scared the heck out of the bonehead in the yard too, so good boy, actually.
For us teh destructiveness is just... messiness, again, carpet, basically. We've been places w/ tile and hardwood, no damages at all from them.
$500, non-refundable is held in a seperate non-interest bearing account for use upon the leasee vacating the premisis. As for determining damage caused by the pet, I have never heard of a non-caged pet NOT damaging the house beyond normal wear and tear. So to offer a refundable pet deposit is ridiculous, because it would never be refunded.
You have to consider the added carpet/laminate wear, dirt, and smell that normal cleaning do not take out. Add the oil stains on the walls, doors and baseboards from the pets laying around, the added dust and hair that sticks to the walls and ceilings, fans (Ceiling fans, blowers, exhaust fans, etc).
For home rentals, you have to also consider the damage to lawns at a minimum for renters with dogs, and flower beds if renter has cats (but he's an indoor cat...which brings me back to the smell).
How many more times do the doors get opened and closed for people with pets? It IS a big deal...rollers on sliders get gummed up with dust and hair, knobsets and latches typically have to get replaced because they are worn.
Woodwork around doors and windows almost always get chewed and/or scratched to hell and require replacing. If the doors are wood, forget it.
Got a screen door on that place, plan on replacing that as well.

I know this will piss PT off, but….. I’ve heard too much about pets, damages, etc.
I don't know about the rest of you “dreaded dog-owners” out there, but ours do not chew on anything that doesn't belong to them. When we are gone from the house [grocery shopping, out to dinner, etc] the dogs are crated. When we are home, they are as much a couch potato as we are. They are always lounging next to us or are under foot when we are trying to cook or whatever. Our dogs are well behaved and professionally obedience trained.
We rented a 1500 SF house about two years ago. The house was brand new. Not freshly re-painted, or new carpet…. brand new just built. We had three dogs and a bird at that time. When we moved out of the house [and BEFORE we had the carpets professional cleaned-per the lease], the landlord visited the property to complete the vacating inspection and his words were “It looks like you guys were never even here. It looks the same as when I bought it.”
If a person is such a slob that they aren't vacuuming dog hair up, or letting their pets act like idiots, then there’s a lot more going on that you really should be concerned over then what you pointed out.

Really? You really think opening the door a couple of extra times a day to let the dogs out over the course of a one-year lease is going to require you to replace door hardware? If you really investigated the issue, I’d bet a week’s salary, it had nothing to do with opening the door to let the dogs out, but had everything to do with the “yard-apes” / “crumb snatchers” / “curtain climbers” that were slamming the doors open/closed, hanging on the doors and in general, just not giving a crap about your property….; which circles me back to my prior paragraph. I have yet to see a dog open the door and punch a home in the drywall where the knob is.
BTW, if a deposit isn’t refundable, it isn’t a deposit; it’s a fee. Also, after doing a bit of research on this it appears as though MD has addressed the deposit issue pretty well in that it has to be interest bearing, cannot exceed two moths rent, and is refundable, less documented damages.
