90 miles away from your rental property is not good. An agent is good for bringing you prospects for you to interview but never rely on their recommendations. The commission on a rental isn't worth much of their time spent. Finding good renters is a crap shoot and you will be surprised at what pigs highly educated, church going people can be. The housing market, price wise, has shot its wad and if you're thinking retirement, sell and invest in a good mutual fund.

Don't get me wrong, renting can be very profitable even with section 8's but you have to be extremely active in the process and a hardass disposition is a must.

I recommend having a real estate agent find renters for you. An agent can pull a credit report. It is well worth the commission you will pay to them.

:yeahthat: But tell the agent to ONLY advertise the listing in the base newspaper or with the base housing office. That's what we did with our house in Tucson that we rented out for about 5 years and had no problems. It was only military folks who rented from us, and even the one who caught the kitchen on fire foot the bill from his pocket to repair/replace the damage. :yay:
