There are a lot of section 8 tenants. We seem to run a large amount of calls for service there. I have been inside the units, they seem structurally sound.

They have the oddest layout. Master bedroom on the first floor and the other two bedrooms on the top floor. Makes no damn sense. Oh and yes, a majority of their residents are Section 8. To rent a townhouse you pay $1200 per month and have to make more than $32K per year. Now, wouldn't it piss you off if you pay that much but 75% of your surrounding neighbors are Section 8?
The master bedroom on the first is the smallest of the three with only a shower in the bathroom. Tight fit with a fullsize bed and toybox. They 32K is a joke. That is what they tell you on the phone, but to move in you don't need to make that.
I went there to look at one a little while ago and was shocked when I saw the floorplan. It is not at all practical. I could understand if the bedrooms were just 1 floor apart but not 2. Yet, I am amazed at how many people live there with small children. WTF would you do if there was a fire? Hoof it up 3 levels to get your kids?
I was taught if your going to say something negative, try and find a positive as well. Structurally sound was all I could come up with!so are the crackhouses in DC.
I don't use the downstairs much. It is my sons room, so he hangs out in there when he has friends over or something like that, but he also has a futon in the babys room that he sleeps on. Most people that I know down there use it as a computer room or spare room. It is nice though when you have to pee and don't want to run up two flights of steps when you walk through the door. The garage is small, you can't park a SUV in it...well a small one maybe.
It is okay if your kids can share a room. It is just the oddest damn layout I have ever seen. They were not built to become Section 8. But, they probably had a hard time renting them out because of the layout.
They are tax credit homes and have taken Section 8 since they opened. It is a place to live for now...it just has went downhill in a couple years.
But all those steps were good for the butt after the baby was born. lol

I bet they were. They'll go further downhill. A friend of mine told me that they were trying to clean up the place by getting rid of the old Flat Top renters. But as long as they keep it a primarily Section 8 place, it will not get any better.
They have started giving out lease infractions for minor things, and I am guessing that you have to go after enough of them. Once person that I know of lost their apartment during the inspections last month because she had stuff at the bottom of the step. They sent a letter to housing that the unit was horrible and they couldn't even go inside. Housing inspected and it was fine. She kept the housing but had to leave RB. I had been in her house, it may not have been totally organized, but it wasn't a mess either.
