Assuming everything goes according to plan:

put screws in deck where missing
make new flowerbeds and move plants
rototill new garden area and plant garden
build chicken coop
move wall in garage
pour extra concrete in garage
put new roof on garage
install fence around yard

Deck wash and stain deck around pool within next 30 days so that I can open the pool, maybe replace some bad boards.
Clean out and straighten out 2 sheds.
Finish mulching a few more flower beds and trim some bushes. Thats first on list romorrow
Starighten out the garage.

Luckily my list is not to long. :yahoo:

Your running a little late....Mines been open for about 2 weeks....crystal clear water and a almost 11 year old jonesing to get in

:yeahthat: Hubby opened ours a few weeks ago also. Our crazy dog has been swimming a few times already.

As for planned projects, I could go on forever. Moved here 1.5 yrs ago, been in "project hell" ever since. :lol:

- finish building 3 level retaining wall :bawl:
- build firepit/patio area
- replace gutter on shed & 2 sections of fence that tree took out
- finish weeding & mulching garden beds (previous owners sure loved their garden beds yet had no plants in most of them besides weeds!).
- plant a crapload of flowers
- powerwash house & deck
- stain deck
- paint master bedroom
- finish new molding throughout most of house (1/2 done)
- turn unused room into son's playroom (no rush - he's only 6 wks old)

A lot to get done with a newborn and hubby working 12 hr days! Patience is a virtue. At least this year we don't have to lay sod, put in fencing or replace hardwoods & carpet throughout the whole house. Buying a fixer upper = fun times!

You will love it!!!! I have enjoyed ours very much. We can take multiple showers, run the washing machine and the dishwasher (all simultaneously) and still have hot, hot water. :yay:

I've wanted to do this for awhile but I don't have a separate hot water heater. My oil fired boiler is my only source for hot water used for showers, laundry, etc, along with heating the house.

Anyone know if I can add a tankless system to my current set up?

Yeah, that's one of those things on my list, but this year I'm getting the house heat pump replaced. 27 years old. It's time before it blows up on me. :lol: And putting a ductless unit in the garage upstairs and down.

If you have to use your boiler 24/7 for on demand hot water you would be better off getting a more efficient source whether it's a low mass boiler or a tankless hot water heater; low mass boiler would save you on your overall energy bills as it doesn't stay 180 degrees all year round, only heats up when needed or with tankless you could shut your boiler off for at least half the year......alot to look into

And putting a ductless unit in the garage upstairs and down.

Ductless mini splits are nice, we have one in our basement that acts as a heat pump, dehumidifier and air cleaner.:yay:

Today was a good yard day.
Aerated, fertilized and overseeded the yard
Finally built the fire pit after two years of "next weekend"
Had my 3 year old "helping" me with the fire pit which was definitely :yay:

Next weekend looks like moving some dirt for top dressing some bare(ish) spots, leveling the low ones and fixing up the slope on my driveway edges.

What model did you get?

They helped with my install, I had the heater, I ran the electric and plumbing, they ran the gasline..

this summer,

Build paths and pattio extension with remaining ~4yds 3/4 stone from french drain (thank god the drain is done)
spray foam attic insulation, say hello sub $100 heating/AC bills
build supports & arbor for grape vines and hardy kiwi plants
stain fence & playfort
paint garage floor and walls
rebuild shed, the base and walls are rotting away
Widen driveway ramp
cut down ~7 50 foot trees

ongoing: keep brewing beer to fuel me :buddies:

Renting a Bobcat this weekend if we don't get a bunch of rain. Need to move some dirt and fill in the holes from the stump grinding. Got a load of top soil today and will mix with soil conditioner/compost and plant grass. I don't think too far ahead. :lol:
Pressure washing the deck and sealing it may be next. I never even finished the things I said I was going to do this Winter. Inside painting etc.
