Selling a home

I may be selling my home... I am considering one of those "we buy houses cash" companies.

Anyone have any experience with them?

I'm with Kyle, I don't think you'll get anywhere near what your house is worth selling to one of those companies.
I just sold mine and went with a Realtor. I know there are programs out there that will help you do it yourself, but with all the legalities and such, I didn't want the hassle. A Realtor takes care of so much. I thought it was worth it.

You won't get anywhere near a fair price.

A buddy of mine sold a house this way, figured when all was said and done he was within 10% of what he felt he could have made. This was primarily because of no commissions, 1 week closing so didn't have to make 2 or 3 payments while waiting, very minimal closing costs, and no repairs (not that it needed much).

I wouldn't do it in a strong seller's market like we have now, but it isn't always a bad choice.

It's definitely not hard to do a self sale (especially if you use an escrow service) and the "legalities" can be handled by a lawyer on the cheap (they use template forms, very basic).

That said, I would never do it around here. I know several people who were blackballed by the realtors for selling themselves. They never had anyone come by to view their properties with a realtor despite them having nice houses at a fair price. Got a few people that would come on their own, and a few that said they had a realtor but their realtor didn't tell them about the property.

I get contacted by the we will buy your house people every day. When I get a text from them, I'll text back, make me an offer. Just once did they ask me how much I wanted. I replied back that they contacted me, so you make the purchase offer. That was the end of that conversation. The rest never replied. The few times I've answered those calls, the people speak highly accented English. If I had to guess, I'd say Asians. There is a lot of competition between the we will buy your place people, judging from the number of companies that reach out to me.

My mother and one sister have sold real estate in AAC for well over 60 years.
Ive never heard of a agent that would bypass a viewing or possible sale over someone supposedly blackballed lol... Those hussling bitches in AAC will sign a rental for a $100.0 a month commission in the morning and sell a 2 mil waterfront in the afternoon. Bullsh!t...

Unfortunately they aren't buying locally (or fortunately, if you are buying), but in many places Zillow will buy your house for their website Zestimate price minus any obvious repairs needed. That's usually at or above fair market.

Well... I'm heading back to Maryland for a few days. I'm going to clean the house up and meet with a realtor or two. I got my first quote on the house and it's going to be ok. I need to go get rid of some junk.... and hug the relatives one more time.... wave a hand at neighbors one more time. I am going to enjoy it.

OK... if you are still reading this... I will need help. I will need someone to mow and trim my yard.... and someone to heft heavy stuff for me.

So.... I will need someone with their own lawnmower to work at my house in CRE.

I will also need someone to heft boxes to work at my house in CRE.

This will only be for a day or two and I will be paying cash.

Please let me know if you are interested.... I'll only be doing this from the 12th of May to the 24th of May.

Just working on curb appeal and cleaning.... I'll have stuff for "Purple Heart" and the junk man....

When I talked to the first guy.... I told him I was researching options. I told him I could sit on it and sells it, lease it long term to my niece, move back in myself or... I could just be done with it and sell it to him. He gave me a huge ballpark offer.... the low end is acceptable but I would like the high end..... so my daughter and I are going to spiff it up and invite the realtors to see it.

I know there are a few people who would like to see me get back on the board at Chesapeake Ranch Estates.... but I have other options now.

The realtor I talked to asked me how much.... I told him I was just exploring options. We'll see what they offer.... I still have options.

I wish we still lived in Calvert, so we could help you. It was great that I got to meet you back in the day. Our SIL is on overload with his landscape biz. Otherwise, he would come down to help you. Sending positive energy your way! :huggy:

Oh I bet he is on overload.... I hope I get a couple of sunny days to work on the lawn.... it's just the cutest little house.

My SIL that is supposed to have been taking care of the place is just an ignorant slob... and he better hope I don't see him while I'm there. I could throttle him for what he has done.

Anyway.... I'll be happy when she gets the hell away from him.

Congratulations. wow, that was fast. Last I knew you were cleaning the garage.
