Shingle vs. Metal Roof

Metal is way more expensive but will outlive all of us with little trouble. There are barns, and some houses, in SoMD that the metal roofs are over a hundred years old.
A downside, even with good sound insulation, is noise. The house behind me got a metal roof several years ago and hearing the acorns from the oak tree fall on it was entertaining, and that was from the outside. Then the owner butc..........errr trimmed the oak back.
I would have gotten metal when we replaced our roof several years ago but the price difference was significant (5 or 6 time more than asphalt shingles).

My house had a metal roof when I moved in. 1979. I LOVED it. The sound of the rain on it was wonderful. When I remodeled and took the whole 2nd floor off, I got a shingle roof. If I could do it again, I'd go with the metal. I lost several shingles from wind this winter. That doesn't happen with a metal roof.

I'm about 10 years past due, so I'll be watching this thread, but I lean towards metal. JMHO.

I hear tell that the Amish do metal roofs fairly inexpensive, relative to asphalt singles of course.

Beware of the Amish. They don’t always know what they are doing. I had a friend who had an amish crew put a metal roof on his house. Leaked like a sieve. They were not able to fix it. Ended up giving him everything back. That was the last metal roof they did - put them out of business.

With today's modern shingles, going with metal would be for aesthetics. 50 year shingles are common now (will outlast most of us) and still cheaper than metal.

A couple of thoughts. The style of your home is a consideration. A 50's brick ranch will have a different look in metal than a log home. How long are you staying in the home? You likely will not recover the additional cost of a metal roof in the short term but if you sell in 10-15 years the metal roof will still have 75 years of life, a big selling point. As mentioned, the noise. I personally like the sound of rain hitting my cabin roof but hail and pinecones/acorns will get your attention!

Ain't no such thing as a 50 year shingle. There's shingles with a 50 year warranty, but no asphalt shingle is lasting that long. After 25 years the pro rate on that is gonna be worth so little, you might as well not have one. That 50 year warranty is a numbers game. Increases sales and the odds of anyone collecting drop every year along with amount paid out do to pro rating.

This was true when I sold them for 84 Lumber, and nothing has changed. 30 year shingles might make 25 in good conditions before you are gambling on them lasting another 5.

Go to Brookline Metal Roofing in Mechanicsville. They are an Amish Company that specializes in metal roofs. Check out the options and get an estimate from them. Then contact a roofer and get an estimate for shingles. Compare the estimates and figure which one will give you the most bang for the buck. Brookline did mine 12 years ago and there have been no problems. Their work ethics are good, they cleaned up everything and even ran a magnet around picking up screws that were dropped.
