:confused: It IS regulated by the state. They can't do everybody in the state at one time, so they do a third of the properties at a time.

Not so! Tax appraisals have always been far less than what market values are for as long as I can remember. Ask any realtor.

You are all just going thru what we went thru last year in Charles. We bought our house for $164K in 1996, the last assessment received had it at $171K, it was assessed at $269 last year and on top of that, there was an additional tax for fire and EMS. That house sold for $300K, this past June, which was on the low end, could have probably gotten another $15K out of it easily, but a great house on a cliff isn't that marketable, no matter how much work you put into the house itself.

Got mine yesterday - it went up another 70 grand. I would guess that the assessment is still almost $100k below market value if I tried to sell it today. Especially given the postage stamp housing developments that we're spawning here in St. Mary's.

As for homeowners insurance - shop it! I cut mine in half a couple of years ago by moving from Nationwide to Erie. Since the tornado in July started in my neighborhood, I'll have to wait for that claim period to pass before shopping again. (3 Years??)

Yep, got my tax bill and, of course, it went up. I guess whatever I get for a pay raise will be sucked up by taxes and insurance. My dayum health insurance doubled this year. Went to $600 plus for a month. :yikes: Told them to stick it. Dropped em and got new insurance. Not much you can do about taxes except complain. Can't wait to see what my house pmt is going to be for the new year.

I'm shopping for a new insurance company and have heard great things about Erie. Do you (or anybody else) have an Erie agent they would recommend? I'd like to get an all-in-one (house & vehicles) policy.

That's what I have. Everything is insured with Erie.

If an Erie agent is a somd.com forum sponsor, you should probably check them. If there isn't an Erie sponsor, try Dan Burris in Leonardtown. His agency is Olde Town Insurance. He also has a web site using his name with no spaces, dot-com.

I have Erie for my personal vehicles as well as my house. I had to make a claim to get my roof replaced because of Isebelle and this past summer I had to file another claim because of water damage caused by a faulty pipe under the sink. I had no problems with them at all and I'm completely satisfied with the results of the claims. I use Steve Mattingly in Mechanicsville and have nothing but great things to say about him and everyone in his office. :yay: :yay:
